{"id":94245,"date":"2025-09-30T07:39:12","date_gmt":"2025-09-30T07:39:12","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/94245\/"},"modified":"2025-09-30T07:39:12","modified_gmt":"2025-09-30T07:39:12","slug":"house-price-inflation-eases-but-homes-are-still-unaffordable-for-most-potential-buyers","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/94245\/","title":{"rendered":"House-price inflation eases but homes are still unaffordable for most potential buyers"},"content":{"rendered":"<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">House prices rose by an average of 0.8pc in the three months to September, according to the latest Daft.ie property price report.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">But despite the easing of property inflation, home prices have shot up so much in the past few years that thousands of potential buyers are priced out of the market.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Daft.ie said the average price of a three-bedroom semi-detached house is now just over \u20ac421,000.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Asking prices are now almost 6pc higher than a year ago, and 39pc above their pre-Covid levels.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Home values have shot up to such an extent in the last five years that they are now just 10pc below their Celtic \u00adTiger peak.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Chairperson of the Land Development Agency, Cormac O\u2019Rourke said recently that up to 70pc of income earners in the State are effectively priced out of the housing market in terms of both rents and house prices.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Those earning up to \u20ac68,400 a year cannot afford the average market rent or the average purchase price of a home without state support, he said.<\/p>\n<p><img decoding=\"async\" alt=\"Professor in economics at Trinity College Dublin Ronan Lyons said inflation remains well above inflation in the \u00adwider economy. indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Prices in the capital were up by 4.5pc in the past year, compared with an \u00adaverage of almost 6pc across the rest of the country.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">In Munster prices were up 5pc annually, and rose below the national average in Cork, Galway, Limerick and Waterford.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">But there were rises of close to 9pc in the area outside Galway city, and a rise of 7.2pc outside Dublin.<\/p>\n<blockquote class=\"indo-1d70522a_marginbottom5 indo-1d70522a_margintop5 indo-26838ee5_paddingbottom3 indo-26838ee5_paddingleft7 indo-26838ee5_paddingright5 indo-26838ee5_paddingtop3 indo-b184cee3_openquote\" market<\/p>\n<\/blockquote>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Higher numbers of homes to buy have helped ease the rate of increase in prices.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">At the start of September there were a total of 11,925 second-hand homes for sale nationwide.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">This is up marginally on the same date a year previously.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">However, availability of homes to \u00adpurchase is less than half the average between 2015 and 2019, Daft said.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Author of the report and professor in economics at Trinity College Dublin, Ronan Lyons said inflation has eased compared to the start of the year but \u00adremains well above inflation in the \u00adwider economy.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Marking two decades of the Daft.ie report, Prof Lyons said that over the last 20 years the housing market experienced a wide variety of conditions.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">\u201cNonetheless, for over half that span, the predominant theme has been a shortage of supply,\u201d he said.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">\u201cThere are some indications in this latest report that new homes are sustaining activity levels in the market, even though construction is still low compared to underlying need.\u201d<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">He added that more construction \u2013 and a healthier second-hand segment \u2013 are the key ingredients needed to improve the market.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">In Dublin the average price of a three-bed semi is now \u20ac612,824.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">This is 4.5pc higher than a year ago.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">In other cities the average price is up 5.8pc, at \u20ac386,004, compared with a year ago.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Leinster, excluding Dublin, has an average price of \u20ac361,499 \u2013 a rise of 7.2pc in the past year.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Outside of the cities in Munster, the average price is up 5pc to \u20ac297,996.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Connacht-Ulster has average prices of \u20ac248,925, when Galway city is \u00adexcluded.
