The Bank of England\u2019s decision not to lower interest rates has also impacted the market, after the conflict ended expectations of lower interest rates at the start of the year.<\/p>\n<p class=\"wp-block-paragraph\">Robert Gardner, chief economist at Nationwide, said: \u201c<a href=\"https:\/\/www.cityam.com\/house-prices-to-fall-by-two-per-cent\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Geopolitical<\/a> tensions remain high, with the conflict between Iran and the US again exerting upward pressure on energy prices and market interest rates in recent weeks.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">\u201cFinancial market expectations for the future path of Bank Rate have been volatile, reflecting shifting views about the inflationary implications of events at home and abroad.\u201d<\/p>\n<p>Rates decisions<\/p>\n<p class=\"wp-block-paragraph\">But Gardner said that cooling inflation and slowing wage growth can give the central bank \u201cmore breathing space\u201d to assess whether further rate hikes are needed next month.<\/p>\n<p class=\"wp-block-paragraph\">\u201cThe Monetary Policy Committee can take some comfort from the fact that consumer price inflation declined further in June,\u201d he said.<\/p>\n<p>\t\t\t\t\tRead more<\/p>\n<p>\t\t\t<a class=\"read-more__link\" href=\"https:\/\/www.cityam.com\/house-prices-edge-up-as-mortgage-rates-fall-from-iran-war-highs\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">House prices rise as mortgage rates ease from Iran war highs<\/a><\/p>\n<p class=\"wp-block-paragraph\">Nathan Emerson, chief executive of Propertymark, said: \u201cYesterday\u2019s interest rate decision, with rates remaining unchanged, provides greater certainty for borrowers and allows prospective buyers to plan with a clearer understanding of future mortgage costs.\u201d<\/p>\n<p>Burnham\u2019s move<\/p>\n<p class=\"wp-block-paragraph\">The industry is now waiting to see if the new prime minister Andy Burnham will overhaul taxes on the UK\u2019s housing market.<\/p>\n<p class=\"wp-block-paragraph\">He confirmed there are no immediate plans to change both stamp duty or council tax but is yet to provide greater \u201ccertainty\u201d for buyers.<\/p>\n<p class=\"wp-block-paragraph\">Emerson urged Burnham to provide \u201cclarity around taxation, housing supply and long-term reforms\u201d to reinforce confidence.<\/p>\n<p class=\"wp-block-paragraph\">Tom Bill, head of UK residential research at Knight Frank said Burnham\u2019s decision to rule out raising stamp duty may have been an attempt to avoid speculation distorting the market.<\/p>\n<p class=\"wp-block-paragraph\">Bill said: \u201cA combination of higher mortgage costs and uncertainty around property taxation has kept demand in check this summer.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">\u201cThe slowdown is presumably why Andy Burnham needed to rule out replacing stamp duty with a land value tax this week although the annual game of \u2018guess the tax rise\u2019 is not over for the property market, after the Prime Minister repeated his predecessor\u2019s line about \u2018difficult decisions\u2019 in the Budget.\u201d<\/p>\n<p>\t\t\t\t\tRead more<\/p>\n<p>\t\t\t<a class=\"read-more__link\" href=\"https:\/\/www.cityam.com\/london-house-prices-fall-again-as-property-slowdown-drags-on\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">London house prices fall again as property slowdown drags on<\/a><\/p>\n<p>\t\tSimilarly tagged content: <\/p>\n<p>\t\t\tSections\t\t<\/p>\n<p>\t\t\tCategories\t\t<\/p>\n<p>\t\t\tPeople &amp;
