The site was purchased by CapitaLand Ascendas REIT (CLAR) and a major Japanese institutional investor, aiming to set a new standard for data centres in Japan.<\/p>\n<p>As AI workloads are expected to continue soaring worldwide, Japan is in a critical position to support the data centre industry in meeting demand. The sale of this data centre is designed to set a \u2018new standard\u2019 in Japan, JLL said, as <a href=\"https:\/\/capacityglobal.com\/ai\/\" target=\"_blank\" rel=\"noopener nofollow\">AI<\/a> workloads are expected to jump from 25% to 50% of capacity by 2030.<\/p>\n<p>Scaling the APAC data centre market<\/p>\n<p>CLAR has now completed the acquisition of a 49% stake in the Osaka data centre, having first announced its intention to purchase interest in the data centre for $620.7 million in March.<\/p>\n<p>JLL said it advised an international investor on the disposal of the site for \u00a5156 billion (approximately $1 billion) on a 100% consideration. CLAR, which is based in Singapore, completed the strategic acquisition, with the remaining interest held by a fund managed by a Japanese institutional investor. A report by EdgeProp Singapore confirmed this to be Mitsui &amp; Co Realty Management, a subsidiary of Mitsui &amp; Co.<\/p>\n<p>Located in one of the <a href=\"https:\/\/capacityglobal.com\/news\/airtrunk-closes-japans-biggest-data-centre-financing\/\" target=\"_blank\" rel=\"noopener nofollow\">major data centre hubs<\/a> in Greater Osaka, the site is home to multiple major global and regional data centre operators. It is well-positioned approximately 30 kilometres away from Osaka and Kyoto, in addition to being 10km away from Nara, giving it excellent access to infrastructure networks. CapitaLand also said the data centre is fully occupied by a global investment-grade data centre hyperscaler.<\/p>\n<p>The deal on this data centre site is one of the largest-ever data centre transactions for the country \u2013 news that comes as the Japanese data centre market is expected to reach $33.4 billion by 2030 at a CAGR of 6.7%.<\/p>\n<p>\u201cJapan is one of the most highly sought data centre markets globally given its established economy, world-class energy infrastructure and supportive digital demographics,\u201d explained Ryuta Takeuchi, head of Japan capital markets at JLL. \u201cOsaka is a natural entry point for investors, and JLL were unrivalled in its position to assist our client, the seller.\u201d<\/p>\n<p>Why facilitating data centre acquisitions is so important<\/p>\n<p>Currently, around $3 trillion in global investments is needed in order <a href=\"https:\/\/capacityglobal.com\/news\/google-data-centre-usa\/\" target=\"_blank\" rel=\"noopener nofollow\">to meet data centre demand<\/a>. To that end, acquisitions are important for rapid scaling in a supply-constrained market for companies to gain critical infrastructure and secure power capacity.<\/p>\n<p>According to JLL, interest in marquee institutional investors is surging, and they are particularly looking to enter the Japanese and broader <a href=\"https:\/\/capacityglobal.com\/news\/amazon-infrastructure-region-new-zealand-apac-data-centre\/\" target=\"_blank\" rel=\"noopener nofollow\">Asia-Pacific (APAC) data centre market<\/a>.<\/p>\n<p>\u201cThe Japanese data centre market is at the forefront of the much-anticipated \u2018capital recycling phase\u2019 of stabilised, operational data centre assets,\u201d said Luke Jackson, co-head of data centre capital markets for APAC at JLL.<\/p>\n<p>\u201cThis transaction highlights the surge in liquidity at this juncture for high-quality data centre investment product. Congratulations to all parties involved in this sale.\u201d<\/p>\n<p>Supporting industry growth in Japan<\/p>\n<p>Japan is currently one of the largest data centre markets among developed countries, falling closely behind the US, according to JLL. The country\u2019s market size reached $23.4 billion in revenue in 2024, with a significant growth rate expected in the next few years.<\/p>\n<p>This growth comes from a range of demand factors, including increased domestic internet traffic and expanded AI utilisation.
