Mizuho Trust &amp; Banking and JLL are advising on the sale.<\/p>\n<p>Unsuccessful bidders, thought to include Canada\u2019s Brookfield, offered around JPY 230 billion, while Hongkong Land dropped out of the contest at an earlier stage, according to the sources. The final pricing for the transaction was not disclosed, but is said to have not exceeded JPY 240 billion. The guide price for the asset sale is said to have been JPY 250 billion.<\/p>\n<p>GIC declined to comment on the transaction. Kenedix had not responded to Mingtiandi\u2019s request for comment at the time of publication.<\/p>\n<p>Central Station Trophy<\/p>\n<p>The agreement follows a <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2026-06-29\/gic-s-tokyo-property-said-to-draw-1-4-billion-bid-by-kenedix\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">June report by Bloomberg<\/a> that GIC had granted Kenedix first negotiation rights after the Tokyo-based firm submitted a bid of around JPY 230 billion, with the talks still in progress at that time.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-384038\" class=\"size-full wp-image-384038 lazyload\" alt=\"GIC chief executive Lim Chow Kiat\" width=\"780\" height=\"481\" src=\"https:\/\/www.europesays.com\/japan\/wp-content\/uploads\/2026\/08\/Lim-Chow-Kiat.jpg\"  data- data-eio-rwidth=\"780\" data-eio-rheight=\"481\"\/><\/p>\n<p id=\"caption-attachment-384038\" class=\"wp-caption-text\">GIC chief executive Lim Chow Kiat (Image: GIC)<\/p>\n<p>GIC\u2019s holding spans levels 8 through 31 of the tower and comprises 38,840 square metres (418,070 square feet) of net rentable area, according to the sovereign fund\u2019s <a href=\"https:\/\/www.gic.com.sg\/uploads\/2021\/04\/GIC_acquires_office_component_of_PCP.pdf\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">2014 acquisition announcement<\/a>. The property has direct sheltered access to Tokyo Station in the capital\u2019s prime Marunouchi business district.<\/p>\n<p>Completed in 2001, Pacific Century Place Marunouchi is a mixed-use development with 81,692 square metres of gross floor area. The components outside GIC\u2019s holding include the Four Seasons Hotel Tokyo at Marunouchi and various retail and food outlets.<\/p>\n<p>GIC acquired the office component from Secured Capital Investment Management, part of what is now PAG, nearly 12 years ago for JPY 180 billion. The agreed sale range represents a nominal gain of 28 to 33 percent on the reported purchase price before transaction costs.<\/p>\n<p>At JPY 230 billion to JPY 240 billion, the transaction values GIC\u2019s office component at JPY 5.9 million to JPY 6.2 million ($36,000 to $39,000) per square metre of rentable area. The deal comes as Grade A office vacancy across Tokyo\u2019s five central wards fell to 1.3 percent in the second quarter, while average monthly rent rose 3.9 percent from the previous quarter to JPY 12,100 per square metre, <a href=\"https:\/\/www.colliers.com\/en-jp\/research\/tokyo-office-market-q2-2026\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">according to Colliers<\/a>.\u00a0<\/p>\n<p>Kenedix\u2019s purchase ranks among Tokyo\u2019s biggest office trades after Brookfield <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/brookfield-confirms-deal-to-buy-dentsu-tokyo-headquarters-building\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">agreed in February<\/a> to acquire Dentsu Group\u2019s 48-storey headquarters for JPY 300 billion. The Canadian manager had a year earlier <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/brookfield-buys-lasalle-stake-in-tokyos-meguro-gajoen\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">taken a 30 percent stake<\/a> in the Meguro Gajoen complex as part of a $1.6 billion two-asset investment.<\/p>\n<p>Blackstone set the recent benchmark with its JPY 400 billion <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/blackstone-buying-tokyo-mixed-use-complex-from-seibu-holdings-for-2-6b\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">purchase of the mixed-use Tokyo Garden Terrace Kioicho<\/a> from Seibu Holdings in February 2025 \u2014 the largest-ever Japanese property acquisition by a foreign investor. The US giant has since <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/blackstone-wins-9-4b-nippon-life-mandate-with-japan-office-portfolio-in-focus\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">secured a JPY 1.5 trillion mandate<\/a> from Nippon Life and said it plans to deploy $15 billion into Japanese real estate over three years.<\/p>\n<p>Local Heavyweight<\/p>\n<p>Kenedix has been wholly owned by SMFL Mirai Partners since <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/esr-sells-remaining-stake-in-japans-kenedix-to-smfl-mirai-partners\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">ESR sold its remaining 30 percent stake<\/a> in the fund manager last October. SMFL Mirai and ARA Asset Management, which later became part of ESR, had teamed up to take Kenedix private in a $1.3 billion deal completed in 2021.<\/p>\n<p>Founded in 1995, Kenedix managed JPY 5.57 trillion ($34.8 billion) in assets at the end of June, up JPY 164.8 billion from six months earlier, <a href=\"https:\/\/docs.publicnow.com\/viewDoc.aspx?filename=47409%5CEXT%5CA1D4AAEB96FB9A7A3F0FC586EA71A89E85BCAC2B_AF56547F104188EC8214E85BFD0E71DE9FD5BE9A.PDF\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">according to its latest disclosure<\/a>. The firm operates listed and private REITs and other funds investing across offices, housing, retail, logistics, hotels, healthcare and infrastructure.<\/p>\n<p>The planned tokenisation of the Marunouchi asset would extend a digital securities business that Kenedix has developed alongside its conventional funds. The manager carried out Japan\u2019s first real estate security token offering in 2021 and describes the products as a key part of its effort to combine property, finance and technology.<\/p>\n<p>Kenedix was also <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/crelist\/roundup-sapporo-said-to-favour-lone-star-over-pag-kkr\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">in contention last November<\/a> to acquire Sapporo Holdings\u2019 real estate business, alongside Lone Star Funds, after negotiations with PAG and KKR appeared to stall. PAG and KKR ultimately <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/pag-kkr-buying-japans-sapporo-real-estate-for-2-6b\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">secured the business in December<\/a> at an enterprise value of around $3 billion, including Tokyo\u2019s Yebisu Garden Place.<\/p>\n<p>For GIC, the Tokyo sale comes as the sovereign giant is reportedly funding Investa\u2019s A$450 million ($318 million) purchase of Sydney\u2019s <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/singapores-gic-said-to-fund-investa-318m-sydney-tower-buy\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">1 Market Street office tower<\/a>. The Singapore institution is separately said to be <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/crelist\/roundup-gic-weighs-1b-sale-of-private-equity-fund-interests\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">seeking buyers for $1 billion<\/a> in interests in funds managed by EQT, TPG and KKR to release capital for new investments.<\/p>\n<p>GIC this month also <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/data-centres\/gic-macquarie-set-up-us-data-centre-platform-for-ai-chatbot-maker-anthropic\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">teamed with Macquarie Asset Management and Anthropic<\/a> to establish a US data centre platform serving the Claude developer.
