An area around 214 Sangdo-dong in Seoul’s Dongjak District, set at the foot of Guksabong Peak, will be redeveloped into an eco-friendly residential complex under the city’s fast-track redevelopment program. The Seoul Metropolitan Government said on the 17th that it had recently finalized the fast-track redevelopment plan for the area around 214 Sangdo-dong and notified Dongjak District.
Residents of the area have long faced difficulties due to disaster risks and poor transportation access. The area was assessed as having weak living conditions, with 74% of homes classified as semi-basement units and with steep slopes and narrow alleys.
Taking into account development conditions in surrounding areas and the feasibility of the project, the city raised the zoning designation from the previous Class 1 general residential zone or Class 2 general residential zone (seven stories or fewer) to a Class 2 general residential zone, and planned an open view corridor. As a result, a residential complex of up to 29 stories and about 1,840 homes is set to be built.
The city also plans to establish a pedestrian network connecting to Sangdo Neighborhood Park, to organically link spaces inside and outside the complex to create rest areas, and to build a care center, a senior club and resident sports facilities.
Yangnyeong-ro 26na-gil, previously a one-way street, will be widened to allow two-way traffic, and a signalized intersection will be introduced. Access at the junction of Yangnyeong-ro and the Guksabong Tunnel exit ramp will be blocked to improve traffic safety.
Kim Chang-gyu, head of the Seoul Metropolitan Government’s Urban Space Bureau, said, “Through this fast-track plan, we intend to reflect future changes in conditions and the natural environment of Guksabong well, creating a premium residential complex that meets residents’ expectations.” He added, “It will serve as an occasion to raise the value of the Sangdo-dong area by another level.”
