JB Financial Group (175330) is selling its Yeouido headquarters. Although the transaction size of 100 billion won is not large, fierce bidding competition among buyers is expected, as the asset allows for a higher floor area ratio through future redevelopment.

According to the investment banking (IB) industry on the 16th, JB Financial Group has appointed Genstar Mate as the lead manager to sell its Yeouido headquarters. The schedule calls for conducting bidding in September, selecting a preferred negotiation partner, and completing the transaction within the year. In this deal, JB Financial Group has decided to provide loan financing to the preferred bidder. The move aims to support the buyer in securing funds and help ensure a stable closing of the transaction.

Located across from the Korea Exchange in Yeouido, Seoul, JB Financial Group’s Yeouido headquarters has a total floor area of 3,481 pyeong (11,507 square meters), consisting of 18 floors from four basement levels to 14 above-ground floors. Considering that offices in the Yeouido Business District (YBD) trade at more than 30 million won per pyeong, JB Financial Group’s Yeouido headquarters is expected to be valued at around 100 billion won.

However, the prevailing view is that fierce price competition will unfold during the bidding process. JB Financial Group’s Yeouido headquarters can be redeveloped with an additional floor area ratio following its designation as part of the “Yeouido Finance-Specific Development Promotion District.” The building’s current floor area ratio is about 511.23 percent, but it can be raised to a maximum of more than 1,200 percent, which is expected to generate strong demand from investors.

JB Financial Group’s Yeouido headquarters currently has a vacancy rate of 0 percent. It is entirely leased and used by JB Financial Group. The occupancy period for the Yeouido headquarters runs until March 2028. JB Financial Group is reportedly selling the Yeouido headquarters after securing a new headquarters.

JB Financial Group’s new headquarters is located in Seosomun-dong, Jung-gu, Seoul, and is expected to be completed as early as next year. The new JB Financial Group headquarters will consist of seven basement floors and 19 above-ground floors, with a total floor area of 12,000 pyeong (39,963 square meters). The new headquarters will be used by all affiliates, including the holding company, that had been scattered across Seoul.

“Unlike the ABL Life Insurance headquarters, JB Financial Group’s headquarters is an asset that allows for a higher floor area ratio,” an IB industry official said. “Since a value-add strategy through redevelopment is possible, it will be highly popular among investors.”
