Until July this year, the number of real estate properties in Seoul that changed their owners due to forced auctions was the highest since related statistics were compiled. This is the result of borrowers who have bought houses by attracting loans in the past failing to repay their debts due to rising interest rates and market volatility.<\/p>\n<p>According to the court&#8217;s registration information square on the 26th, a total of 3,854 applications for ownership transfer registration were made due to the forced auction sale in Seoul from January to July. The figure is up 44% from the same period last year (2,677 cases) and the highest since 2010 when the Supreme Court began to disclose related statistics.\n<\/p>\n<p>The increase has been on the rise for four years. The number of applications for ownership transfer registration following the sale of forced auctions in Seoul surpassed 1,000 for the first time in 2013 (1453) and then declined to 499 in 2019. Since then, it has changed its direction and surged every year to 718 cases in 2023, 1492 cases in 2024, and 2,677 cases last year, and has increased for four consecutive years so far this year. By type, there were 3,633 collective buildings such as apartments, officetels, and multi-family buildings, accounting for 94.3% of the total. It is also the highest level since statistics were compiled based on collective buildings.\n<\/p>\n<p>Unlike voluntary auctions, which can be applied without trial based on mortgage rights, compulsory auctions can only be applied after a lawsuit and a court ruling. It is usually done when a debtor fails to pay back the debt by the repayment date, and is mainly applied by tenants who won a lawsuit to return the deposit on a deposit basis, the Housing and Urban Guarantee Corporation (HUG), and individual creditors.\n<\/p>\n<p>The background of the increase in forced auctions is the interest burden of borrowers who greatly increased their loans during the real estate purchase process. As interest rates have risen and market volatility has increased, there have been more cases of not being able to pay off debts.\n<\/p>\n<p>If the base rate is raised further in the future, the forced auction could increase further as the loan rate jumps.
