Milwaukee St.<br \/>\nSite purchased in 2022 for $5 million<br \/>\nPrevious plan for 197 apartments was delayed<\/p>\n<p>By Tom Daykin<br \/>USA TODAY Network via Reuters Connect\n<\/p>\n<p>A developer has preliminary plans to build nearly 50 townhouses on <a href=\"https:\/\/dailyreporter.com\/tag\/downtown-milwaukee\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with downtown milwaukee\" target=\"_blank\">downtown Milwaukee<\/a>\u2018s northern edge \u2013 changing a long-delayed apartment proposal.<\/p>\n<p>Chicago-based LG Group LLC is proposing 49 three-story townhomes for 1333-1339 N. Milwaukee St., according to plans filed with the city Department of Neighborhood Services.\n<\/p>\n<p>Those documents show the townhomes laid out in four rows on the 1.3-acre parcel, which is south of East Ogden Avenue between North Milwaukee Street and North Broadway.\n<\/p>\n<p>The townhomes, which include attached garages, are each around 1,900 to 2,000 square feet, according to the plans.<\/p>\n<p>The development is to be privately financed.\n<\/p>\n<p>An LG Group representative didn\u2019t immediately respond to the Milwaukee Journal Sentinel\u2019s request for more information about the development.\n<\/p>\n<p>An investment group affiliated with LG Development bought the site in 2022 for $5 million. The firm filed preliminary plans with the city for a six-story building with 197 apartments.\n<\/p>\n<p>LG Development in 2023 did site preparation work on part of the sloped lot. But the firm didn\u2019t proceed with its plans for the 197-unit apartment community.\n<\/p>\n<p>The firm\u2019s switch to townhomes led the city\u2019s <a href=\"https:\/\/dailyreporter.com\/tag\/design-review\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with design review\" target=\"_blank\">design review<\/a> team to seek LG Group\u2019s justification for allowing significantly less density than called for within the Park East Redevelopment Plan, according to public records.\n<\/p>\n<p>The firm\u2019s response focused on \u201cthe implicit greater number of occupants given the unit size. This understanding is very helpful,\u201d according to a letter from the design review team to LG Group.\n<\/p>\n<p>That letter also called for further design improvement before plans are submitted to the Board of Zoning Appeals.\n<\/p>\n<p>The development site is near the locations of two other delayed housing proposals.\n<\/p>\n<p>Just to the east, <a href=\"https:\/\/dailyreporter.com\/tag\/travaux-inc\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with Travaux Inc.\" target=\"_blank\">Travaux Inc.<\/a>, a city Housing Authority affiliate, has plans to develop <a href=\"https:\/\/dailyreporter.com\/tag\/the-caroline\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with The Caroline\" target=\"_blank\">The Caroline<\/a>, a 32-story tower with up to 350 market-rate and affordable apartments, at 1325 N. Jefferson St.\n<\/p>\n<p>The Common Council in 2019 granted zoning approval, but that came with a five-year expiration date. An authority representative says there are no immediate plans to advance The Caroline, but the concept hasn\u2019t been abandoned.\n<\/p>\n<p>Also, <a href=\"https:\/\/dailyreporter.com\/tag\/the-avenir\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with The Avenir\" target=\"_blank\">The Avenir<\/a> apartment community, at 1437 N.
