Although the conflict with residents opposing development has not been fully resolved, analysts say the government has demonstrated its commitment to expanding supply through the district designation, as housing prices in Seoul and the broader metropolitan area have surged and the rental crunch has intensified. New housing site development projects in the metropolitan area that adjust greenbelt zones, including the Seoripul district as well as Goyang Daegok, Uiwang Owang-gok, and Uijeongbu Yonghyeon, are expected to accelerate. \u25b7See this paper&#8217;s June 2 edition, Page 22<\/p>\n<p class=\"mb-4 text-[var(--color-text)] leading-relaxed\">The Ministry of Land, Infrastructure and Transport (MOLIT) said Wednesday that it has designated the &#8220;Seoul Seoripul 2 Public Housing District,&#8221; covering 193,259 square meters in Umyeon-dong, Seocho-gu, to supply an additional 2,000 homes. Seoripul District 2 began public review in November 2024, completed consultations with relevant agencies including the Seoul Metropolitan Government and Seocho-gu, a strategic environmental impact assessment, and a disaster impact review, and passed deliberation by the Central Urban Planning Committee in March this year.<\/p>\n<p class=\"mb-4 text-[var(--color-text)] leading-relaxed\">Seoripul District 2 is a site whose designation had been delayed by resident opposition. Residents had demanded the preservation of the area, emphasizing the historical significance of Songdong Village and Sigyuchon Village within the district. Until now, the Korea Land and Housing Corporation (LH) had attempted three times to hold public hearings on the draft strategic environmental impact assessment, but all were thwarted by residents&#8217; refusal, and the ministry ultimately proceeded with the procedures while omitting the public hearings. With this designation removing project uncertainty, full-scale supply of a total of 20,000 homes in the Gangnam area will be pursued in combination with Seoripul District 1 (18,000 homes).<\/p>\n<p><img alt=\"null - Seoul Economic Daily Finance News from South Korea\" title=\"Korea Pushes Ahead with Seoripul District 2, Fast-Tracking 20,000 Gangnam-Area Homes\" fetchpriority=\"high\" width=\"1200\" height=\"675\" decoding=\"async\" data-nimg=\"1\" class=\"w-full h-auto rounded-sm\" style=\"color:transparent;object-fit:contain;object-position:center\" src=\"https:\/\/www.europesays.com\/korea\/wp-content\/uploads\/2026\/06\/news-g.v1.20260611.5972c9f2b01b4f8b9487931768a2e46c_P1.jpg\"\/><\/p>\n<p class=\"mb-4 text-[var(--color-text)] leading-relaxed\">Seoripul District 2 has a location offering excellent access to the Gangnam city center along with a favorable natural environment such as Mount Umyeon. Together with Seoripul District 1, designated earlier in February, it is planned to be developed as a live-work residential complex supporting advanced industries in the Yangjae and Gangnam areas. The Seoripul district as a whole is a core Gangnam living zone with excellent rail access, including Cheonggyesan Station on the Shinbundang Line and Yangjae Station on the GTX-C, and connections to the Gyeongbu Expressway. Of the supply volume, 55%, or 11,000 homes, will be supplied as long-term jeonse housing II (Mirinae House) for newlyweds, helping young people establish a residential foundation.<\/p>\n<p class=\"mb-4 text-[var(--color-text)] leading-relaxed\">The race to speed up the project is also getting underway in earnest. While a typical housing site project takes about 56 months from district designation to housing construction start, Seoripul District 2 prepared follow-up procedures such as drawing up the district plan ahead of the designation, and will advance the process by running housing construction design in parallel with the site preparation stage. Through this, the construction start point will be shortened by more than two years compared with a typical housing site project, with the first housing project scheduled to break ground in December 2028. LH&#8217;s establishment last month of a dedicated organization, the &#8220;Seoul Seoripul Project Team,&#8221; overseen by a Grade 1 project director, was in the same context.<\/p>\n<p class=\"mb-4 text-[var(--color-text)] leading-relaxed\">Market expectations are also clear. Since the district announcement, actual transaction prices of the nearby Seocho Foresta complexes have risen by 200 million to 300 million won each compared with November 2024. A MOLIT official said, &#8220;Whether it is compensation or demands for preservation, every housing site has residents who oppose in the early stages of development,&#8221; adding, &#8220;After the district designation, we will continue negotiations and coordinate opinions with them during the district planning stage.&#8221;<\/p>\n<p class=\"mb-4 text-[var(--color-text)] leading-relaxed\">The remaining three new metropolitan-area housing sites announced together in November 2024 are also currently under way. The Goyang Daegok station area (9,400 homes), a &#8220;penta-station zone&#8221; where five rail lines intersect\u2014GTX-A, Line 3, the Gyeongui-Jungang Line, the Seohae Line, and the Gyogyo Line\u2014is undergoing a design competition for an integrated urban architecture plan for a knowledge convergence complex worth a total of 20 billion won, with the screening results to be disclosed at the end of this month. The concept is to build a multi-modal transfer center by 2035 and develop it into a knowledge convergence complex equipped with self-sufficient and business functions.<\/p>\n<p class=\"mb-4 text-[var(--color-text)] leading-relaxed\">For the Uiwang Owang-gok district (14,000 homes), LH will begin accepting entries for the integrated urban architecture plan design competition on the 22nd and will announce the winning entry in July. Of the total site of 1,878,000 square meters, 87% is restricted development zone, with a public housing ratio of more than 50% applied. LH is preparing a strategy to speed up permits and approvals, including selecting priority construction areas, in order to meet the 2029 construction start schedule.<\/p>\n<p class=\"mb-4 text-[var(--color-text)] leading-relaxed\">The Uijeongbu Yonghyeon district (7,275 homes), to be built on 809,474 square meters including the site of the 306th Replacement Battalion, will submit a draft environmental impact assessment this month. By using the integrated approval system for district designation and district planning that applies to projects of 1 million square meters or less, the administrative period has been significantly reduced.
