Lee Jin, a research fellow at KREDII who delivered the keynote address, forecast that data center demand would surge 3.5-fold by 2030 due to the spread of AI, and stressed that the role of developers must expand from the existing supply of residential facilities and offices to the supply of industrial infrastructure such as data centers and renewable energy complexes. He also said that the supply of residential facilities must shift from a focus on new housing sites toward performance improvements of existing cities, such as urban regeneration and mixed-use development, urging an evolution toward data-based demand planning rather than relying on past intuition.<\/p>\n<p class=\"mb-4 text-[var(--color-text)] leading-relaxed\">Heo Yoon-kyung, a research fellow at the Construction &amp; Economy Research Institute of Korea, then delivered a presentation titled &#8220;Beyond Real Estate, Toward Construction Industry Innovation,&#8221; pointing out that Korea&#8217;s construction market is vulnerable to economic fluctuations due to its high dependence on housing and pre-sales, and stressing the need for a paradigm shift. Presenting global cases such as the vertical development of Manhattan in New York (Rockefeller University&#8217;s River Campus), Japan&#8217;s sublease method, and Daiwa House Industry&#8217;s vertical integration of the value chain, she suggested, &#8220;We must innovate regulation-centered systems into infrastructure-centered building standards.&#8221;<\/p>\n<p class=\"mb-4 text-[var(--color-text)] leading-relaxed\">Shin Dong-su, head of the Korea REITs Research Institute, who gave the final presentation, proposed five institutional improvement measures for the growth of domestic REITs. Key contents include allowing the retention of profits from asset sales, simplifying paid-in capital increase procedures, and permitting the securitization of factories within industrial complexes in the Seoul metropolitan area.
