{"id":7612,"date":"2026-05-07T14:34:55","date_gmt":"2026-05-07T14:34:55","guid":{"rendered":"https:\/\/www.europesays.com\/korea\/7612\/"},"modified":"2026-05-07T14:34:55","modified_gmt":"2026-05-07T14:34:55","slug":"nuveen-teams-with-weave-on-seoul-serviced-apartment-project","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/korea\/7612\/","title":{"rendered":"Nuveen Teams With Weave on Seoul Serviced Apartment Project"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-449282\" class=\"size-full wp-image-449282 lazyload\" alt=\"\" width=\"780\" height=\"503\" src=\"https:\/\/www.europesays.com\/korea\/wp-content\/uploads\/2026\/05\/Weave-Suites-in-Seoul.jpg\"  data- data-eio-rwidth=\"780\" data-eio-rheight=\"503\"\/><\/p>\n<p id=\"caption-attachment-449282\" class=\"wp-caption-text\">The project is scheduled to open in January 2027 (Image: Weave Living)<\/p>\n<p>Nuveen has partnered with rental accommodation specialist Weave Living to acquire a building in central Seoul for redevelopment into a 62-unit serviced apartment project, marking the US investment manager\u2019s debut living sector acquisition in the South Korean capital.<\/p>\n<p>The asset in the Gwanghui neighbourhood of Seoul\u2019s Jung district was acquired for KRW 22.5 billion ($15.5 million) through Nuveen\u2019s <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/nuveen-raises-213m-for-asia-pacific-cities-strategy\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">Asia Pacific Cities strategy<\/a>, with the property set to be converted into a Weave Suites-branded serviced apartment block scheduled to open in January 2027, according to a Wednesday announcement.<\/p>\n<p>Nuveen Asia Pacific real estate head Louise Kavanagh said the investment was backed by long-term conviction in Asia\u2019s living sector, with the Korean rental market benefiting from structural shifts away from the country\u2019s traditional jeonse lease system, which sees tenants pay large deposits instead of making monthly rental payments.<\/p>\n<p>\u201cThis evolution is creating new opportunities for institutional-quality, purpose-built living product \u2014 precisely the kind of asset that Weave Living specialises in delivering,\u201d Kavanagh said.<\/p>\n<p>Korean Platform Grows<\/p>\n<p>The transaction adds to Weave\u2019s expansion in Seoul after the Hong Kong-based operator <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/kkr-latest-global-heavyweight-to-team-with-weave-living-as-korea-venture-unveiled\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">entered the market in March 2024<\/a> in a partnership with KKR, with the new project becoming the company\u2019s fifth in the city.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-449306\" class=\"size-full wp-image-449306 lazyload\" alt=\"\" width=\"780\" height=\"483\" src=\"https:\/\/www.europesays.com\/korea\/wp-content\/uploads\/2026\/05\/Louise-Kavanagh-of-Nuveen.jpg\"  data- data-eio-rwidth=\"780\" data-eio-rheight=\"483\"\/><\/p>\n<p id=\"caption-attachment-449306\" class=\"wp-caption-text\">Louise Kavanagh, head of Asia Pacific real estate at Nuveen (Image: Nuveen)<\/p>\n<p>Weave founder and CEO Sachin Doshi said the partnership with Nuveen reflected growing institutional confidence in South Korea\u2019s rental housing sector, as operators seek to capture demand for professionally managed accommodation among domestic tenants and foreign professionals relocating to Seoul.<\/p>\n<p>Located a one-minute walk from Dongdaemun History &amp; Culture Park station, the project sits within Seoul\u2019s traditional central business district and provides access to business hubs across the city via metro lines 2, 4 and 5. The surrounding area houses Korean conglomerates SK, Hanwha, Doosan, CJ and Shinsegae, alongside financial institutions including Shinhan, Hana, Mirae Asset and IBK.<\/p>\n<p>The development lies near Dongguk University and Hanyang University, which together host more than 6,000 international students, with the project targeting demand from overseas students, academics and corporate tenants seeking flexible accommodation in the city centre.<\/p>\n<p>Monthly rental transactions in South Korea rose 15 percent year-on-year in 2025 as tenants increasingly opted for conventional rental arrangements, creating opportunities for institutional investors seeking exposure to stabilised housing income streams, according to Nuveen and South Korea\u2019s Ministry of Land, Infrastructure and Transport.<\/p>\n<p>The Seoul acquisition follows Weave\u2019s October launch of a KRW 635 billion <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/weave-launches-450m-korean-rental-housing-venture-with-institutional-investor\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">Korean rental housing venture<\/a> alongside a global institutional investor understood to be Singapore\u2019s GIC, with the core-plus strategy targeting professionally managed residential projects across the country.<\/p>\n<p>Riding Rental Demand<\/p>\n<p>Weave has been accelerating its regional expansion as investor appetite for rental housing grows amid tightening supply in major gateway cities and rising demand from mobile professionals and students.<\/p>\n<p>Last month the operator teamed with North American investment manager BGO to acquire a <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/weave-teams-up-with-bgo-to-buy-tokyo-apartment-portfolio\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">portfolio of 11 residential properties in Tokyo<\/a>.
