[Yonhap News]

Lee Eon-joo, a lawmaker of the Democratic Party of Korea, said at the real estate public debate chaired by President Lee Jae Myung, “I kept feeling frustrated,” and insisted that the real estate policy centered on restraining demand should be reviewed from the ground up.

In a post on his Facebook page on the 24th, Rep. Lee said, “I think it’s a good attempt to hear the people’s voice even now, although it’s not too late.”

“Some of those who expressed their opinions made dangerous proposals that were too much in line with the market principle and the administration’s trust protection principle,” Lee said. “No matter how good the words are to be heard, I expect you to respect the positions of the people who are stakeholders and listen to them.”

Citing the recent shortage of jeonse and housing supply in the Seoul metropolitan area, Lee pointed out that the current real estate policy is putting a burden on end-users.

He said, “Tenants are being evicted due to the land transaction permit system and transfer tax, or monthly rent sales are disappearing,” and added, “Even if we try to buy a house, we can’t borrow it, so we’re stamping our feet.”

“It is normal for house prices to rise under market principles unless supply shortages are resolved,” he said. “As we squeeze loans and mobilize regulations to suppress demand, we wonder if it is very difficult for ordinary people who are not rich with cash.”

<img decoding="async" loading="lazy" src="https://www.europesays.com/korea/wp-content/uploads/2026/07/rcv.YNA.20260723.PYH2026072309730001300_P1.jpg" orgwidth="700" orgheight="500" alt="President Lee Jae Myung listens to the remarks of participants at the National Debate on Real Estate Policy held at KBS annex in Yeouido, Seoul on the 23rd. [Yonhap News]

Lee suggested expanding supply as a policy priority.

The government should hurry to supply as much as possible while keeping the administration’s trust protection principle to prevent sudden changes in loan regulations, he said. “Even if the supply shortage is not resolved immediately, it will have the effect of converting demand to standby demand by announcing specific plans to increase predictability.”

It also proposed remodeling vacant shopping malls, office buildings, and old industrial complex buildings and using them as residential facilities. “It is a 1980s-style way of thinking to build a large-scale housing complex unconditionally,” he said. “As the housing style has changed, we need to change our thoughts according to the times.”

Regarding the increase in the holding tax, he said, “It makes sense because the effective tax is low,” but added, “However, for that to happen, careful consideration is needed to drastically lower the transaction tax and ensure that the increase in the holding tax does not affect the disposable income of the middle class.”

However, he expressed concern that “excessive ownership tax increases could be passed on to monthly rent, deepening the difficulty of monthly rent.”

“It’s been a year since the government’s real estate policy came out, and while the side effects of demand containment measures are highlighted, supply measures do not seem to make clear progress,” lawmaker Lee said. “Demand containment measures should be reviewed from the ground up and supply measures should be implemented as soon as possible.”

He added, “I hope yesterday’s debate will not be a theoretical or ideal story, but an opportunity to reflect the real life of the people who are real users.”

사진 확대 Rep.
