Lithuanian investment management firm Eika Asset Management (EAM) has announced a significant milestone in its expansion into the Polish market. The first phase of the “Warsaw North Logistic Park” is now 100% leased, even as construction on the final portion of this stage continues.
Located near Warsaw Modlin Airport and major Polish transport hubs, the project has seen high demand from international tenants. The second part of Phase I, which began construction in March 2026, is scheduled for completion in the third quarter of 2026. This section will add approximately 10,500 square meters of warehousing and administrative space, bringing the total Phase I area to 38,000 square meters across 7.54 hectares.
The full occupancy of the park before construction finishes highlights the intense demand for modern logistics space in Poland. The primary tenant, international logistics provider DEKA-TRANS Sp. z o.o., has signed a new five-year lease agreement to expand its existing operations within the park.
DEKA-TRANS, which has operated in the European transport sector for over 18 years, will take delivery of an additional 10,253 square meters of warehouse space and 290 square meters of office facilities in August 2026. The agreement also includes 38 car parking spaces and four dedicated truck bays.
Paulius Stulgaitis, Fund Manager at Eika Asset Management, noted that the expansion of an existing tenant—who already occupied 40% of the initial space—is a strong market signal. “This confirms not only the quality and location of the project but also the growing demand for modern, sustainable logistics facilities in Poland,” Stulgaitis said.
The Warsaw North Logistic Park, also known as the “Nowy Modlin” project, is situated near the S7 expressway, a vital artery connecting the port city of Gdańsk with the capital, Warsaw. This location is increasingly viewed as one of the most promising logistics submarkets in the region.
