Uma convic\u00e7\u00e3o que est\u00e1 a ter impacto nas taxas Euribor que, em setembro, subiram pelo segundo m\u00eas consecutivo. Quem tiver o cr\u00e9dito \u00e0 habita\u00e7\u00e3o a ser revisto em outubro e utilizar com indexante a Euribor 3 meses j\u00e1 vai ter de pagar mais ao banco<\/p>\n<p style=\"text-align:justify; margin-bottom:11px\">Os detentores de contratos de cr\u00e9dito \u00e0 habita\u00e7\u00e3o a ser revistos em outubro que utilizam como indexante a Euribor 3 meses v\u00e3o ter um aumento ligeiro na presta\u00e7\u00e3o a pagar ao banco, algo que j\u00e1 n\u00e3o acontecia h\u00e1 cerca de dois anos. Para j\u00e1, apenas os contratos com este indexante \u00e9 que v\u00e3o sofrer um aumento na presta\u00e7\u00e3o, mas a subida das taxas Euribor que j\u00e1 se verifica h\u00e1 tr\u00eas meses tamb\u00e9m come\u00e7a a amea\u00e7ar os contratos indexados \u00e0 Euribor 6 meses e 12 meses.<\/p>\n<p>Na base desta evolu\u00e7\u00e3o est\u00e1 a convic\u00e7\u00e3o que que o Banco Central Europeu (BCE) n\u00e3o ir\u00e1 realizar mais cortes nas suas taxas de juro de refer\u00eancia. Atualmente, a taxa de dep\u00f3sito, o principal indicador para avaliar a pol\u00edtica monet\u00e1ria seguida por Christine Lagarde, est\u00e1 nos 2%, um patamar que parece dar confian\u00e7a aos membros do conselho de governadores do BCE de que ser\u00e1 poss\u00edvel manter a infla\u00e7\u00e3o sob controlo e, ao mesmo tempo, n\u00e3o penalizar a atividade econ\u00f3mica.<\/p>\n<p style=\"text-align:justify; margin-bottom:11px\">A taxa de infla\u00e7\u00e3o na Zona Euro est\u00e1 h\u00e1 tr\u00eas meses nos 2%, o patamar de estabilidade de pre\u00e7os pretendido pelo BCE, e em setembro, a institui\u00e7\u00e3o com sede em Frankfurt, na Alemanha, reviu em alta as previs\u00f5es de crescimento econ\u00f3mico para 1,2%.<\/p>\n<p>Numa sondagem realizada pela Reuters no in\u00edcio de setembro, quase 60% dos 69 economistas inquiridos previram que o BCE manteria as suas taxas este ano nos 2%, enquanto uma ligeira maioria &#8211; 33 de 58 &#8211; previu que a taxa ficaria em 2% ou at\u00e9 mais at\u00e9 ao final de 2026.<\/p>\n<p>Euribor 6 e 12 meses resistem <\/p>\n<p>\u00c9 neste cen\u00e1rio de pol\u00edtica monet\u00e1ria do BCE que as taxas Euribor t\u00eam vindo a subir ao longo dos \u00faltimos tr\u00eas meses, uma subida que, no entanto, s\u00f3 ter\u00e1 consequ\u00eancias na presta\u00e7\u00e3o a pagar ao banco em outubro.<\/p>\n<p>Isto acontece porque para calcular o valor da presta\u00e7\u00e3o a pagar os dados relevantes s\u00e3o os que comparam o valor m\u00e9dio da Euribor no m\u00eas anterior ao da revis\u00e3o da presta\u00e7\u00e3o com o m\u00eas da \u00faltima revis\u00e3o e n\u00e3o com o m\u00eas imediatamente anterior. Ou seja, para quem tem o seu contrato indexado \u00e0 Euribor 3 meses, os dados relevantes s\u00e3o o valor m\u00e9dio desta taxa em setembro e o valor de junho. E tamb\u00e9m aqui se regista uma subida de taxas que levar\u00e1 a um aumento da presta\u00e7\u00e3o.<\/p>\n<p>J\u00e1 no caso da Euribor 6 meses, a compara\u00e7\u00e3o relevante \u00e9 entre a taxa de setembro e a taxa de mar\u00e7o. Ora, apesar de a Euribor 6 meses tamb\u00e9m j\u00e1 estar numa tend\u00eancia de subida h\u00e1 tr\u00eas meses, da compara\u00e7\u00e3o entre mar\u00e7o e setembro ainda resulta uma descida de taxas pelo que a presta\u00e7\u00e3o dos contratos que vierem a ser revistos em outubro ir\u00e3o registar uma descida. O mesmo sucedendo em rela\u00e7\u00e3o \u00e0 Euribor 12 meses.<\/p>\n<p>\u00a0<\/p>\n<p>Pegando no exemplo de um contrato de 200 mil euros, com um prazo de 30 anos, indexado \u00e0 Euribor 3 meses, com um spread (margem do banco) de 1%, a subida na presta\u00e7\u00e3o ser\u00e1 de pouco mais de quatro euros.<\/p>\n<p>Olhando para o mesmo exemplo, mas com a Euribor 6 meses, a descida na presta\u00e7\u00e3o dever\u00e1 atingir quase 29 euros. J\u00e1 no caso de o indexante ser a Euribor 12 meses, a descida da presta\u00e7\u00e3o dever\u00e1 atingir quase 80 euros.<\/p>\n<p>Em Portugal, segundo os dados de julho, dos contratos de cr\u00e9dito \u00e0 habita\u00e7\u00e3o que t\u00eam por base taxas vari\u00e1veis, a maior fatia (38%) t\u00eam como indexante a Euribor 6 meses, depois surgem os contratos com Euribor 12 meses (32%)
