Care este motivul tranzac\u021biei"},"content":{"rendered":"<p id=\"p-1\">Grupul sud-african MAS Real Estate, care de\u021bine printre altele \u0219i Carolina Mall din Alba Iulia, a scos la v\u00e2nzare \u0219ase parcuri de retail din Rom\u00e2nia, evaluate la peste 300 de milioane de euro, scrie <a href=\"https:\/\/www.profit.ro\/povesti-cu-profit\/real-estate-constructii\/exclusiv-cea-mai-mare-tranzactie-semnata-vreodata-in-romania-cu-parcuri-de-retail-pe-masa-mas-sustinut-de-cel-mai-mare-fond-de-pensii-din-africa-a-scos-la-vanzare-6-parcuri-de-pe-piata-locala-22345695\" target=\"_blank\" rel=\"noopener nofollow\">Profit.ro<\/a>.\u00a0<\/p>\n<p id=\"p-2\">Grupul sud-african \u00ee\u0219i schimb\u0103 astfel strategia pe pia\u021ba local\u0103 \u0219i \u00eencepe s\u0103 renun\u021be la activele mai mici, concentr\u00e2ndu-se pe proiecte comerciale de mari dimensiuni.<\/p>\n<p id=\"p-3\">La \u00eenceputul anului 2025, MAS a v\u00e2ndut \u0219apte strip malluri (centre comerciale \u00een aer liber) din Rom\u00e2nia c\u0103tre grupul britanic M Core la un pre\u021b de peste 50 de milioane de euro.\u00a0Tranzac\u021bia a inclus proiecte din Sebe\u0219, Foc\u0219ani, Slobozia, R\u00e2mnicu S\u0103rat, T\u00e2rgu Secuiesc, F\u0103g\u0103ra\u0219 \u0219i Gheorgheni, cu o suprafa\u021b\u0103 total\u0103 de aproximativ 27.000 mp.<\/p>\n<p id=\"p-4\">Centrul comercial \u00een aer liber de la Sebe\u0219, jude\u021bul Alba are o suprafa\u021b\u0103 de 3.200 de metri p\u0103tra\u021bi \u0219i a fost achizi\u021bionat de MAS de la PKM Developments \u00een 2019, al\u0103turi de alte \u0219ase centre comerciale \u00een aer liber \u0219i dou\u0103 centre comerciale mai mari, pentru suma de 109,1 milioane de euro.<\/p>\n<p id=\"p-5\">Potrivit surselor Profit.ro, investitorul sud-african a scos acum la v\u00e2nzare urm\u0103toarele parcuri de retail:<\/p>\n<ul>\n<li>Prahova Value Centre &#8211; Ploie\u0219ti (25.000 mp)<\/li>\n<li>Zal\u0103u Value Centre &#8211; Zal\u0103u (19.300 mp)<\/li>\n<li>Roman Value Centre &#8211; Roman (18.800 mp + 3.400 mp)<\/li>\n<li>Baia Mare Value Centre &#8211; Baia Mare (21.400 mp + 4.300 mp)<\/li>\n<li>Sepsi Value Centre &#8211; Sf\u00e2ntu Gheorghe (16.900 mp)<\/li>\n<li>B\u00e2rlad Value Centre &#8211; B\u00e2rlad (16.400 mp)<\/li>\n<\/ul>\n<p id=\"p-6\">Acestea au o suprafa\u021b\u0103 \u00eenchiriabil\u0103 total\u0103 de 125.500 de metri p\u0103tra\u021bi \u0219i sunt evaluate la peste 310 milioane de euro.<\/p>\n<p id=\"p-7\">Decizia de v\u00e2nzare face parte dintr-o schimbare mai ampl\u0103 de strategie. Compania \u0219i-a asumat public o reorientare a portofoliului c\u0103tre proiecte de dimensiuni mai mari.
