Priemern\u00e1 cena parkovacieho miesta na Slovensku presiahla 23.000 eur, \u010do je medziro\u010dne viac o 16 %. Spolo\u010dnos\u0165 RE\/MAX Slovensko o tom v stredu informovala pod\u013ea anal\u00fdzy port\u00e1lu Parking.sk na z\u00e1klade vy\u0161e 20.000 inzer\u00e1tov.<\/p>\n<p>Najdrah\u0161ia zost\u00e1va Bratislava, kde priemern\u00e1 cena parkovacieho miesta prevy\u0161uje 33.000 eur a gar\u00e1\u017eov\u00e9 st\u00e1tie m\u00e1 hodnotu pribli\u017ene 37.000 eur, \u010do je o 41 % viac ne\u017e celoslovensk\u00fd priemer. Rozdiel medzi hlavn\u00fdm mestom a zvy\u0161kom Slovenska pri gar\u00e1\u017each presahuje 13.000 eur. D\u00f4vodom v\u00fd\u0161ky ceny v Bratislave je kombin\u00e1cia vysokej hustoty b\u00fdvania, poddimenzovanej infra\u0161trukt\u00fary a regulovan\u00e9ho parkovania, ktor\u00e9 obmedzuje ponuku verejn\u00fdch miest a zvy\u0161uje hodnotu s\u00fakromn\u00fdch kapac\u00edt.<\/p>\n<p>\u201eZa posledn\u00e9 roky ceny v\u00fdrazne vzr\u00e1stli, v poslednom obdob\u00ed najm\u00e4 aj v\u010faka parkovacej politike, v niektor\u00fdch lokalit\u00e1ch aj o desiatky percent. Najviac r\u00e1stli ceny v centre (Bratislavy), v Starom Meste, na Niv\u00e1ch a v \u0161ir\u0161om centre, najm\u00e4 v novostavb\u00e1ch. Ceny gar\u00e1\u017e\u00ed sa \u00faplne be\u017ene pohybuj\u00fa na \u00farovni 35.000 a\u017e 45.000 eur,\u201c pribl\u00ed\u017eil realitn\u00fd expert RE\/MAX Alexander Kraj\u0148ak. <\/p>\n<p>Najvy\u0161\u0161\u00ed medziro\u010dn\u00fd rast cien v segmente gar\u00e1\u017e\u00ed a parkovac\u00edch miest zaznamenal Tren\u010diansky kraj o 30 %.<\/p>\n<p>\u201eDobrou invest\u00edciou sa gar\u00e1\u017e st\u00e1va predov\u0161etk\u00fdm v spr\u00e1vnej lokalite. Teda tam, kde je dlhodob\u00fd nedostatok parkovania, regul\u00e1cia a hust\u00e1 z\u00e1stavba. Rozhoduj\u00faci je aj pomer ceny a n\u00e1jmu,\u201c uviedla Marta \u010cajkovsk\u00e1 z RE\/MAX. Pod\u013ea nej v Bratislave sa n\u00e1jom pohybuje medzi 80 a\u017e 150 eurami mesa\u010dne, \u010do pri rozumnej vstupnej cene m\u00f4\u017ee znamena\u0165 hrub\u00fd v\u00fdnos 4 a\u017e 7 percent ro\u010dne. \u201ePren\u00e1jom gar\u00e1\u017ee je spravidla jednoduch\u0161\u00ed ne\u017e pren\u00e1jom bytu. M\u00e1 n\u00edzke n\u00e1klady, minimum starost\u00ed a men\u0161ie riziko neplati\u010da,\u201c podotkla odborn\u00ed\u010dka. <\/p>\n<p>V\u00fdrazn\u00fd rast cien eviduj\u00fa aj Ko\u0161ice, ktor\u00e9 sa zara\u010fuj\u00fa hne\u010f za Bratislavu. \u201eNajr\u00fdchlej\u0161\u00ed rast cien gar\u00e1\u017e\u00ed zaznamen\u00e1vame v mestskej \u010dasti Z\u00e1pad-Terasa a v Starom Meste. Pr\u00e1ve tam je reziden\u010dn\u00e9 parkovanie najviac limitovan\u00e9 a dopyt po krytom st\u00e1t\u00ed prevy\u0161uje ponuku,\u201c povedala realitn\u00e1 expertka RE\/MAX Be\u00e1ta Hamarov\u00e1. <\/p>\n<p>Be\u017en\u00e9 ceny gar\u00e1\u017e\u00ed v Ko\u0161iciach na perif\u00e9rii dosahuj\u00fa 20.000 a\u017e 28.000 eur, na s\u00eddlisk\u00e1ch 28.000 a\u017e 38.000 eur, v \u0161ir\u0161om centre 38.000 a\u017e 48.000 eur. N\u00e1jdu sa aj v\u00fdnimky za takmer 50.000 eur. Pren\u00e1jmy gar\u00e1\u017e\u00ed v Ko\u0161iciach s\u00fa zhruba od 100 do 180 eur mesa\u010dne, pri \u0161pecifick\u00fdch pr\u00e9miov\u00fdch pr\u00edpadoch aj viac.<\/p>\n<p>\u201ePri nedostatku parkovania v mest\u00e1ch vid\u00edme priestor na \u010fal\u0161\u00ed, aj ke\u010f mierny rast cien, najm\u00e4 v lokalit\u00e1ch, kde je kapacita dlhodobo limitovan\u00e1.
