Nov\u00e1 urbanistick\u00e1 koncepcia m\u00e1 z\u00e1sadne zmeni\u0165 charakter \u00fazemia a prinies\u0165 modern\u00e9 b\u00fdvanie aj ob\u010diansku vybavenos\u0165 pre \u0161ir\u0161ie okolie. <\/p>\n<p>Transform\u00e1cia\u00a0brownfieldu\u00a0na modern\u00e9 b\u00fdvanie v bratislavskej D\u00fabravke op\u00e4\u0165 pokro\u010dila. Projekt \u201eObytn\u00fd s\u00fabor AGADU\u201c toti\u017e pre\u0161iel procesom posudzovania vplyvov na \u017eivotn\u00e9 prostredie (EIA) a disponuje pr\u00e1voplatn\u00fdm rozhodnut\u00edm, \u010d\u00edm sa pos\u00fava bli\u017e\u0161ie k realiz\u00e1cii. Ide o z\u00e1mer, ktor\u00fd m\u00e1 amb\u00edciu z\u00e1sadne zmeni\u0165 charakter \u00fazemia na Ag\u00e1tovej ulici a prinies\u0165 sem nov\u00fa mestsk\u00fa \u0161trukt\u00faru s b\u00fdvan\u00edm, vybavenos\u0165ou aj kvalitn\u00fdmi verejn\u00fdmi priestormi.<\/p>\n<p>Rie\u0161en\u00e9 \u00fazemie sa nach\u00e1dza v mestskej \u010dasti Bratislava \u2013 D\u00fabravka, v dotyku Ag\u00e1tovej ulice. Ide o lokalitu na rozhran\u00ed existuj\u00facej s\u00eddliskovej z\u00e1stavby a rozvojov\u00fdch pl\u00f4ch, ktor\u00e9 v najbli\u017e\u0161\u00edch rokoch prejd\u00fa v\u00fdraznou transform\u00e1ciou. Z ju\u017enej strany je \u00fazemie ohrani\u010den\u00e9 slepou ulicou\u00a0D\u00fabrav\u010dick\u00e1, zo z\u00e1padu Ag\u00e1tovou ulicou, zo severu zatia\u013e nezastavan\u00fdmi plochami a z v\u00fdchodu p\u00e1som izola\u010dnej zelene odde\u013euj\u00facim \u00fazemie od dia\u013enice D2 a \u017eelezni\u010dn\u00e9ho koridoru.<\/p>\n<p>Z v\u00fdrobno-skladov\u00e9ho are\u00e1lu k b\u00fdvaniu<\/p>\n<p>Samotn\u00e9 rie\u0161en\u00e9 \u00fazemie m\u00e1 rozlohu 32 684 m\u00b2. V s\u00fa\u010dasnosti ide o do\u017e\u00edvaj\u00faci v\u00fdrobno-skladov\u00fd are\u00e1l z 70. a\u017e 80. rokov minul\u00e9ho storo\u010dia, ktor\u00fd u\u017e nezodpoved\u00e1 dne\u0161n\u00fdm n\u00e1rokom na vyu\u017eitie mestsk\u00e9ho priestoru. Existuj\u00face objekty s \u00fa\u017eitkovou plochou viac ako 13 000 m\u00b2 maj\u00fa by\u0165 postupne asanovan\u00e9.<\/p>\n<p>Nahradi\u0165 ich m\u00e1 kompaktn\u00fd obytn\u00fd s\u00fabor s vlastnou infra\u0161trukt\u00farou a v\u00fdrazn\u00fdm podielom zelene. Dopravn\u00e9 napojenie projektu bude zabezpe\u010den\u00e9 priamo z Ag\u00e1tovej ulice prostredn\u00edctvom \u00fa\u010delov\u00fdch kri\u017eovatiek, pri\u010dom n\u00e1vrh po\u010d\u00edta aj so zlep\u0161en\u00edm pe\u0161\u00edch v\u00e4zieb a napojen\u00edm na existuj\u00face cyklotrasy v okol\u00ed.<\/p>\n<p>Architektonick\u00e9 rie\u0161enie vych\u00e1dza zo \u0161t\u00fadie kancel\u00e1rie\u00a0\u0161ujan_stassel. Urbanistick\u00e1 koncepcia pracuje s blokovou \u0161trukt\u00farou, ktor\u00fa tvor\u00ed \u0161tvorica bytov\u00fdch domov doplnen\u00e1 o dva objekty ob\u010dianskej vybavenosti. Z\u00e1stavba je komponovan\u00e1 do tvarov p\u00edsmen L a U, \u010d\u00edm vznik\u00e1 s\u00fastava polootvoren\u00fdch dvorov a r\u00f4znorod\u00fdch vonkaj\u0161\u00edch priestorov \u2013 od verejn\u00fdch a\u017e po s\u00fakromn\u00e9. Tento princ\u00edp umo\u017e\u0148uje vytvori\u0165 \u010ditate\u013en\u00fa a z\u00e1rove\u0148 pestr\u00fa obytn\u00fa \u0161trukt\u00faru.<\/p>\n<p>5 bytov\u00fdch domov a komunitn\u00e9 centrum<\/p>\n<p>V\u00fd\u0161kov\u00e9 rie\u0161enie reaguje na okolit\u00fa z\u00e1stavbu aj charakter \u00fazemia. Bytov\u00e9 domy (objekty A \u2013 D) bud\u00fa ma\u0165 6 a\u017e 8 nadzemn\u00fdch podla\u017e\u00ed, polyfunk\u010dn\u00fd objekt (E) dosiahne 4 a\u017e 6 podla\u017e\u00ed a samostatn\u00fd objekt komunitn\u00e9ho centra (F) bude jednopodla\u017en\u00fd. T\u00e1 m\u00e1 pom\u00f4c\u0165 rozbi\u0165 mierku celku a pribl\u00ed\u017ei\u0165 ju charakteru obytn\u00e9ho prostredia. Partery domov bud\u00fa akt\u00edvne \u2013 s bytmi s predz\u00e1hradkami \u010di priestormi ob\u010dianskej vybavenosti. Na najvy\u0161\u0161\u00edch podla\u017eiach sa po\u010d\u00edta s v\u00e4\u010d\u0161\u00edmi bytmi s terasami, \u010do prinesie diverzitu nielen v hmote, ale aj v typol\u00f3gii b\u00fdvania.<\/p>\n<p>Funk\u010dne ide predov\u0161etk\u00fdm o reziden\u010dn\u00fd projekt. Celkovo sa po\u010d\u00edta s 829 parkovac\u00edmi miestami, z toho 741 bude umiestnen\u00fdch v podzemn\u00fdch gar\u00e1\u017each a 88 na povrchu. Tento pr\u00edstup umo\u017e\u0148uje minimalizova\u0165 dopravn\u00fa z\u00e1\u0165a\u017e na \u00farovni ter\u00e9nu a uvo\u013eni\u0165 priestor pre kvalitn\u00e9 verejn\u00e9 prostredia. Doplnkom bud\u00fa aj rozsiahle kapacity pre cyklistov \u2013 pribli\u017ene 880 miest pre bicykle v interi\u00e9ri aj exteri\u00e9ri.<\/p>\n<p>Projekt v\u0161ak nie je len o b\u00fdvan\u00ed. S\u00fa\u010das\u0165ou n\u00e1vrhu je aj ob\u010dianska vybavenos\u0165, ktor\u00e1 m\u00e1 podpori\u0165 ka\u017edodenn\u00fd \u017eivot v \u00fazem\u00ed. V jednom z bytov\u00fdch domov vznikne dvojtriedna matersk\u00e1 \u0161kola. Polyfunk\u010dn\u00fd objekt pon\u00fakne administrat\u00edvne priestory typu\u00a0mikrooffice, obchody a slu\u017eby. Urbanistick\u00e1 kompoz\u00edcia vrchol\u00ed centr\u00e1lnym n\u00e1mest\u00edm, ktor\u00e9 plynule prech\u00e1dza do parku s ihriskami a oddychov\u00fdmi plochami. S\u00fa\u010das\u0165ou rie\u0161enia je aj amfiteatr\u00e1lny priestor ur\u010den\u00fd pre komunitn\u00e9 aktivity. Zele\u0148 tvor\u00ed v\u00fdznamn\u00fa \u010das\u0165 projektu \u2013 celkovo viac ne\u017e 14 000 m\u00b2, pri\u010dom \u010das\u0165 bude realizovan\u00e1 aj na kon\u0161trukci\u00e1ch nad podzemn\u00fdmi gar\u00e1\u017eami.<\/p>\n<p>N\u00e1vrh po\u010d\u00edta s pestrou druhovou skladbou stromov a d\u00f4razom na sez\u00f3nnu variabilitu veget\u00e1cie. Za zmienku stoj\u00ed aj snaha o prepojenie \u00fazemia s okol\u00edm. Park na okraji projektu nadvia\u017ee na existuj\u00facu izola\u010dn\u00fa zele\u0148, \u010d\u00edm vznikne plynul\u00fd prechod medzi urbanizovan\u00fdm prostred\u00edm a pr\u00edrodn\u00fdm z\u00e1zem\u00edm.<\/p>\n<p>Z h\u013eadiska \u010dasov\u00e9ho harmonogramu sa v\u00fdstavba mala za\u010da\u0165 v druhom kvart\u00e1li 2025 a ukon\u010den\u00e1 mala by\u0165 na konci roka 2029. Tento term\u00edn sa s\u00edce nepodarilo dodr\u017ea\u0165, no z\u00edskanie pr\u00e1voplatn\u00e9ho rozhodnutia EIA je d\u00f4le\u017eit\u00fdm krokom, ktor\u00fd projekt zase o \u010dosi viac pribl\u00ed\u017eil k realiz\u00e1cii.
