Investor za\u010dal by\u0165 akt\u00edvny a\u017e teraz a to ne\u010dakanou prestavbou b\u00fdvania v okol\u00ed. <\/p>\n<p>\t \t\t\t Video \t<\/p>\n<p>\t\t\t\tZd\u00e1 sa tak, \u017ee Hotel Kyjev \u010dak\u00e1 lep\u0161\u00ed osud ne\u017e niekdaj\u0161ia obnova hotela Park Inn, ktor\u00e1 pod\u013ea odborn\u00edkov zni\u010dila tv\u00e1r historick\u00e9ho centra. \t\t\t\t\t\t\t\t\t\t<\/p>\n<p>Po tom, ako vlani pri\u0161lo vyhl\u00e1senie Hotela Kyjev a Obchodn\u00e9ho domu Prior za n\u00e1rodn\u00e9 kult\u00farne pamiatky, zostalo okolo ich osudu ticho. Majite\u013e, firma Lordship, hovoril o\u00a0zmaren\u00fdch pl\u00e1noch a mo\u017enom odst\u00fapen\u00ed bud\u00faceho prev\u00e1dzkovate\u013ea hotela. Nepomohlo ani odvolanie, rezort kult\u00fary ani pamiatkov\u00fd \u00farad neust\u00fapili.<\/p>\n<p>\u201ePr\u00edpravu rekon\u0161trukcie budovy b\u00fdval\u00e9ho hotela Kyjev na viac ako dva roky preru\u0161ilo konanie o\u00a0vyhl\u00e1sen\u00ed komplexu budov na Kamennom n\u00e1mest\u00ed za n\u00e1rodn\u00fa kult\u00farnu pamiatku. Aktu\u00e1lne pokra\u010dujeme v\u00a0pr\u00edprave projektu v\u00a0s\u00falade s\u00a0nov\u00fdmi podmienkami pamiatkovej ochrany. Funkcia hotela sa meni\u0165 nebude, pribudne v\u0161ak obchod a slu\u017eby, ist\u00e1 je tie\u017e re\u0161taur\u00e1cia. Vznikn\u00fa aj nov\u00e9 parkovacie miesta, teda priestor v\u00a0bl\u00edzkosti hotela m\u00f4\u017ee z\u00edska\u0165 lep\u0161iu organiz\u00e1ciu aj tv\u00e1r. Z\u00f3na je roky chaotick\u00e1, vizu\u00e1lne ju rozb\u00edjaj\u00fa reklamy, nes\u00farod\u00e9 prev\u00e1dzky, \u010di zl\u00fd stav nielen budov, ale aj chodn\u00edkov a n\u00e1mest\u00ed. Probl\u00e9mom je tie\u017e pr\u00edtomnos\u0165 \u013eud\u00ed bez domova a s\u00a0t\u00fdm spojen\u00fd neporiadok.<\/p>\n<p>Napriek tomu, \u017ee okolie stavieb nep\u00f4sob\u00ed l\u00e1kavo, postrann\u00e1 \u010das\u0165 Prioru sa stala centrom v\u00fdberovej k\u00e1vy a socializ\u00e1cie\u00a0\u2013 priestory vyu\u017e\u00edva kaviare\u0148 a bar, ktor\u00fdch n\u00e1jomn\u00edci interi\u00e9ry zrekon\u0161truovali. Samotn\u00fd hotel a obchodn\u00fd dom zostali opotrebovan\u00e9. Developer tie\u017e dlho h\u013eadal vhodn\u00e9 rie\u0161enie ako zachova\u0165 ich architekt\u00faru a z\u00e1rove\u0148 umo\u017eni\u0165 ich lep\u0161ie vyu\u017eitie v\u00a0s\u00fa\u010dasnosti.<\/p>\n<p>\t\tBola by rekon\u0161trukcie hotela Kyjev s nov\u00fdm n\u00e1mest\u00edm pr\u00ednosom?<\/p>\n<p>\u00c1no, priestor by mal by\u0165 viac pre \u013eud\u00ed ne\u017e aut\u00e1<\/p>\n<p> 83,5%<\/p>\n<p>Nie, hotel ani n\u00e1mestie tam netreba<\/p>\n<p> 13,8%<\/p>\n<p>Nov\u00e1 podoba kone\u010dne potvrden\u00e1<\/p>\n<p>Fin\u00e1lny koncept vy\u0161iel z\u00a0viacer\u00fdch deb\u00e1t s\u00a0mestom aj aktivistami, pri\u010dom investor upustil od ve\u013ek\u00fdch pl\u00e1nov a uk\u00e1zal viac menej rekon\u0161trukciu hotela ako aj \u00fapravu n\u00e1mest\u00ed medzi n\u00edm a obchodn\u00fdm domom. Zmeny sa dotkn\u00fa najm\u00e4 interi\u00e9ru a dispoz\u00edcie priestoru. Prv\u00e9 podla\u017eie pod zemou sl\u00fa\u017eilo ako technick\u00e9 z\u00e1zemie, po novom z\u00a0neho bude parkovanie so skladmi. Bude preto potrebn\u00e9 odstr\u00e1ni\u0165 v\u0161etky prie\u010dky a\u017e na nosn\u00fd obvodov\u00fd m\u00far hotela.<\/p>\n<p>Prv\u00e9 podla\u017eie bude fungova\u0165 ako z\u00e1zemie s\u00a0obchodmi, prev\u00e1dzkami, re\u0161taur\u00e1ciou ale aj recepciou hotela. Avizovan\u00e9 je u\u017e zachovanie hlavn\u00e9ho vstupu, rovnako ako kazetov\u00fd dreven\u00fd strop nad kruhov\u00fdm schodiskom. Z\u00a0p\u00f4vodnej spolo\u010denskej haly a re\u0161taur\u00e1cie hotela na druhom poschod\u00ed sa stan\u00fa izby pre host\u00ed, toalety ale aj priestor pre pr\u00e1cu (coworking), \u010dit\u00e1re\u0148 aj \u0161portov\u00e1 miestnos\u0165 na\u00a0j\u00f3gu.<\/p>\n<p>Na tre\u0165om poschod\u00ed zostane bar, len sa uprav\u00ed jeho rozlo\u017eenie. Od piateho a\u017e po 18.\u00a0podla\u017eie ve\u013ea zmien neprebehne, po\u010det izieb hotela sa v\u0161ak zv\u00fd\u0161i odstr\u00e1nen\u00edm skladov, \u010di toaliet. Posledn\u00e9 19.\u00a0podla\u017eie kde bol wellness a ochladzovac\u00ed baz\u00e9n zmen\u00ed \u00fa\u010del\u00a0\u2013 op\u00e4\u0165 na hotelov\u00e9 izby, pri\u010dom sa oprav\u00ed aj strecha nad\u00a0nimi.<\/p>\n<p>V\u00a0pl\u00e1ne je tie\u017e obnova fas\u00e1dy hotela Kyjev. Pl\u00e1\u0161\u0165 nahradia nov\u00fdm s\u00a0podobn\u00fdm vzh\u013eadom, no zachovaj\u00fa hned\u00e9 rastrovanie v\u00fdpln\u00ed okien. Hoci cel\u00fa budovu preto nebude mo\u017en\u00e9 zatepli\u0165, investor sa rozhodol pre n\u00e1ro\u010dn\u00fd krok\u00a0\u2013 druh\u00e9 poschodie, ktor\u00e9 je oblo\u017een\u00e9 travert\u00ednom, zatepl\u00ed a n\u00e1sledne opraven\u00fd obklad vr\u00e1ti nasp\u00e4\u0165. Podobne bude postupova\u0165 aj pri ostatn\u00fdch kame\u0148om oblo\u017een\u00fdch \u010dastiach hotela.<\/p>\n<p>Amb\u00edciou developera je spravi\u0165 z\u00a0Kamenn\u00e9ho n\u00e1mestia d\u00f4stojn\u00fa s\u00fa\u010das\u0165 mesta, ke\u010f\u017ee teraz n\u00edm v\u00e4\u010d\u0161ina \u013eud\u00ed iba r\u00fdchlo prejde. \u201ePre tento z\u00e1mer dlhodobo c\u00edtime aj podporu verejnosti. Ve\u010f pod\u013ea prieskumu medzi obyvate\u013emi Bratislavy je pr\u00e1ve lokalita Kamenn\u00e9ho n\u00e1mestia spolo\u010dne s\u00a0hlavnou vlakovou stanicou dlhodobo vn\u00edman\u00e1 ako najv\u00e4\u010d\u0161ia hanba hlavn\u00e9ho mesta,\u201d vysvetlil Geliner.<\/p>\n<p>Nar\u00e1\u017eal pritom na prieskum agent\u00fary MNFORCE z\u00a0pred troch rokov, ktor\u00fd prebehol na vzorke 500\u00a0Bratislav\u010danov. S\u00a0t\u00fdmito pr\u00e1cami Lordship u\u017e za\u010dal na Cintor\u00ednskej ulici, kde je viacero bytoviek na pozemkoch, ktor\u00e9 vlastn\u00ed. Povolenie na obnovu m\u00e1 investor od vla\u0148aj\u0161ej jesene.<\/p>\n<p>\u201ePrv\u00fa f\u00e1zu chceme dokon\u010di\u0165 do konca tohto roka, \u010fal\u0161iu v\u00a0priebehu bud\u00faceho. S\u00fa\u010das\u0165ou projektu je aj vznik N\u00e1mestia umelcov medzi ulicami Rajsk\u00e1 a Cintor\u00ednska, ktor\u00e9 m\u00e1 prinies\u0165 kvalitn\u00fd verejn\u00fd priestor s\u00a0potenci\u00e1lom pre komunitn\u00e9 a kult\u00farne aktivity,\u201d pribl\u00ed\u017eil z\u00e1stupca developera.<\/p>\n<p>Za n\u00e1vrhom parkov\u00e9ho n\u00e1mestia stoja Compass Architekti, pri\u010dom cie\u013eom bolo nahradi\u0165 parkovisko v\u00a0zlom stave priestorom na oddych medzi stromami. Zachov\u00e1 u\u017e existuj\u00face stromy, ku ktor\u00fdm pribudne desiatka \u010fal\u0161\u00edch a zjednot\u00ed aktu\u00e1lne rozbit\u00fd povrch. Dokon\u010denie n\u00e1mestia aj bytov\u00fdch domov je napl\u00e1novan\u00e9 na bud\u00faci\u00a0rok.<\/p>\n<p>Hoci verejnos\u0165 sa pri dvojici brutalistick\u00fdch stavieb od Ivana Matu\u0161\u00edka z\u00a0prelomu 70.\u00a0rokov rozdelila na dva n\u00e1zorov\u00e9 t\u00e1bory, vo v\u0161eobecnosti preva\u017eoval pr\u00edklon k\u00a0ich z\u00e1chrane.
