Ke\u010f\u017ee s\u00fa na Slovensku loftov\u00e9 nehnute\u013enosti ojedinel\u00e9\u00a0\u2013 zachovan\u00fdch h\u00e1l je m\u00e1lo a b\u00fdvanie v\u00a0nich je atypick\u00e9, z\u00e1ujem o\u00a0ne je vysok\u00fd. Druh\u00fd je u\u017e b\u00fdvan\u00edm ur\u010den\u00fdm na ka\u017edodenn\u00e9 fungovanie. Architekt Erik Pastucha ho navrhol tak, aby bol flexibiln\u00fdm, no z\u00e1rove\u0148 pokojn\u00fdm \u00fato\u010diskom. Z\u00e1mer vypln\u00ed b\u00fdvan\u00edm p\u00f4vodn\u00fa kn\u00edhtla\u010diare\u0148 Svornos\u0165 na rohu ul\u00edc Komin\u00e1rska a Ra\u010dianska, \u010d\u00edm d\u00e1 objektu nov\u00fd \u00fa\u010del namiesto b\u00farania.<\/p>\n<p>\u201eAby sme udr\u017eali hist\u00f3riu miesta \u017eiv\u00fa, rozhodli sme sa pre rekon\u0161trukciu. Je ekologickej\u0161ia a z\u00e1rove\u0148 umo\u017e\u0148uje nadviaza\u0165 na architekt\u00faru, ktor\u00e1 d\u00e1va priestoru du\u0161u. Zachovan\u00e9 kon\u0161trukcie, pr\u00e1ca so svetlom a poctiv\u00e9 materi\u00e1ly d\u00e1vaj\u00fa priestoru charakter, ktor\u00fd sa ned\u00e1 nahradi\u0165 novostavbou,\u201c dodal\u00a0Werks.<\/p>\n<p>\t\tV\u00edtate premenu tla\u010diarne na b\u00fdvanie?<\/p>\n<p>\u00c1no, dostala nov\u00e9 vyu\u017eitie<\/p>\n<p> 58,7%<\/p>\n<p>Nie, byty tam s\u00fa drah\u00e9<\/p>\n<p> 36,0%<\/p>\n<p>Rekon\u0161truuj\u00fa aj ke\u010f mohli b\u00fara\u0165<\/p>\n<p>Rekon\u0161trukciu si developer vybral napriek tomu, \u017ee stavba nie je n\u00e1rodnou kult\u00farnou pamiatkou a teda ju zachova\u0165 nemusel. Za n\u00e1vrhom premeny tla\u010diarne z\u00a050.\u00a0rokov na b\u00fdvanie stoj\u00ed architektonick\u00fd ateli\u00e9r GutGut. Investor budovu obnov\u00ed a z\u00e1rove\u0148 aj nadstav\u00ed o\u00a0\u010fal\u0161ie jednotky. Pod\u013ea harmonogramu bud\u00fa dokon\u010den\u00e9 na jese\u0148 tohto roka, p\u00f4vodne v\u0161ak mali kolaudova\u0165 vlani pred\u00a0letom.<\/p>\n<p>S\u00a0rekon\u0161trukciou Werks za\u010dali e\u0161te v\u00a0roku 2021.\u00a0Na \u0161iestich podla\u017eiach pribudne 36\u00a0loftov a 15\u00a0nov\u00fdch bytov nad nimi. Ako u\u017e b\u00fdva \u0161tandardom, pr\u00edzemie v\u00a0kontakte s\u00a0ulicou z\u00edska z\u00f3nu obchodov, re\u0161taur\u00e1ci\u00ed a \u010fal\u0161\u00edch slu\u017eieb. \u201eV\u00fdsledkom je kompaktn\u00fd mestsk\u00fd celok, ktor\u00fd pon\u00faka lofty, byty v\u00a0nadstavbe, ateli\u00e9ry aj obchodn\u00e9 priestory. Ka\u017ed\u00fd z\u00a0nich pracuje s\u00a0rovnak\u00fdm princ\u00edpom: slobodou priestoru a re\u0161pektom k\u00a0tomu, \u010do tu u\u017e bolo,\u201d vysvetlil investor.<\/p>\n<p>\t\tSvornos\u0165 vytla\u010dila prv\u00fa encyklop\u00e9diu<\/p>\n<p>Budova kn\u00edhtla\u010diarne Svornos\u0165 vznikla v\u00a0roku 1953\u00a0a bola s\u00fa\u010das\u0165ou priemyseln\u00e9ho rozvoja Bratislavy po vojne. Nach\u00e1dza sa v\u00a0z\u00f3ne, ktor\u00e1 bola vtedy d\u00f4le\u017eit\u00fdm industri\u00e1lnym koridorom mesta. V\u00a0tom \u010dase tvorili podobn\u00e9 tov\u00e1rne v\u00fdznamn\u00fa \u010das\u0165 ekonomiky. Tla\u010dili sa v\u00a0nej noviny, tla\u010div\u00e1, r\u00f4zne publik\u00e1cie a samozrejme, knihy. V\u00a0roku 1977\u00a0sa v\u00a0nej vytla\u010dila prv\u00e1 Encyklop\u00e9dia Slovenska, ale aj ed\u00edcia Karla Maya \u010di diela Agathy Christie.<\/p>\n<p>\u00dapadok nastal po zmene re\u017eimu v\u00a0revolu\u010dnom roku 1989, n\u00e1sledne vznikla firma Kn\u00edhtla\u010diare\u0148 Svornos\u0165 v\u00a01991\u00a0\u2013 fungovala do roku 2009.\u00a0Objekt zostal dlhodobo nevyu\u017e\u00edvan\u00fd a zanedban\u00fd. Na rozdiel od ve\u013ek\u00fdch fabr\u00edk v\u0161ak mala Svornos\u0165 v\u00fdhodu, bola priamo s\u00fa\u010das\u0165ou mestskej blokovej z\u00e1stavby a nie uzavret\u00fdm are\u00e1lom. Werks m\u00e1 u\u017e teraz potvrden\u00e9, \u017ee v\u00a0jednom z\u00a0nich by mala by\u0165 remeseln\u00e1 pek\u00e1re\u0148. Okrem toho, architekti zachovali v\u00a0obchodn\u00fdch priestoroch aj v\u00a0ka\u017edom lofte p\u00f4vodn\u00e9 sklobet\u00f3ny, orientovan\u00e9 s\u00fa pri okn\u00e1ch smerom do\u00a0ul\u00edc.<\/p>\n<p>V\u00a0r\u00e1mci interi\u00e9ru je jedin\u00fd dokon\u010den\u00fd a zariaden\u00fd trojizbov\u00fd loft s\u00a0plochou takmer 112\u00a0\u0161tvorcov. Vidno na \u0148om princ\u00edp viac\u00farov\u0148ov\u00e9ho b\u00fdvania, okrem klasick\u00fdch izieb je na poschod\u00ed aj otvoren\u00e1 gal\u00e9ria. S\u00fa\u010das\u0165ou je aj predz\u00e1hradka, teda vstup priamo do zelene nov\u00e9ho \u00e1tria, pri\u010dom cez ve\u013ek\u00e9 okn\u00e1 je na\u0148 v\u00fdh\u013ead aj z\u00a0poschodia. Jeho cena je takmer 676-tis\u00edc eur, so \u0161tandardom vyjde na 855-tis\u00edc.<\/p>\n<p>Nejde v\u0161ak o\u00a0najdrah\u0161ie b\u00fdvanie v\u00a0projekte\u00a0\u2013 \u0161tyri najlukrat\u00edvnej\u0161ie byty s\u00a0takmer 200\u00a0metrami \u0161tvorcov\u00fdmi na najvy\u0161\u0161om poschod\u00ed nemaj\u00fa zverejnen\u00e9 ceny. Zele\u0148 a parkov\u00e9 vybavenie buduje investor kompletne u\u017e pod \u00farov\u0148ou ter\u00e9nu, rovnako ako podzemn\u00fa gar\u00e1\u017e s\u00a0piatimi podla\u017eiami.<\/p>\n<p>Z\u00a0bunkra gal\u00e9ria<\/p>\n<p>Suter\u00e9n je vo v\u0161eobecnosti zauj\u00edmav\u00fdm priestorom nov\u00e9ho b\u00fdvania, ke\u010f\u017ee priamo pod budovou sa nach\u00e1dza p\u00f4vodn\u00e9 technick\u00e9 z\u00e1zemie tla\u010diarne so zachovan\u00fdmi oce\u013eov\u00fdmi kon\u0161trukciami. V\u00fd\u0161ka stropu presahuje miestami sedem metrov, pri\u010dom plochou zaber\u00e1 320\u00a0\u0161tvorcov. Vyu\u017e\u00edva\u0165 ho bude m\u00f4c\u0165 aj verejnos\u0165, nielen obyvatelia loftov. V\u00fdhodou je presvetlenie z\u00a0ulice cez anglick\u00e9 dvorce\u00a0\u2013 s\u00fa to n\u00edzke oplotenia okolo pivni\u010dn\u00fdch okien, sl\u00fa\u017eiace na presvetlenie, ale aj vetranie.<\/p>\n<p>\u201eRadi by sme tu vytvorili multifunk\u010dn\u00fd priestor s\u00a0jedine\u010dnou atmosf\u00e9rou, ktor\u00fd bude sl\u00fa\u017ei\u0165 na r\u00f4zne spolo\u010densk\u00e9 a kult\u00farne podujatia,\u201c pribl\u00ed\u017eil Werks. Ako ve\u013ek\u00e1 v\u00fdroba s\u00a0mno\u017estvom zamestnancov, kn\u00edhtla\u010diare\u0148 musela ma\u0165 aj bunker.
