Realitn\u00fd trh v 1. \u0161tvr\u0165roku 2026 ovl\u00e1dli rekordn\u00e9 n\u00e1rasty cien najm\u00e4 v regi\u00f3noch. K\u00fdm Bratislava pre\u0161\u013eapuje na mieste, mest\u00e1 ako Tren\u010d\u00edn \u010di \u017dilina hl\u00e1sia ne\u010dakan\u00e9 dvojcifern\u00e9 zdra\u017eovanie, vypl\u00fdva z najnov\u0161\u00edch \u00fadajov port\u00e1lu Nehnute\u013enosti.sk.<\/p>\n<p>V okrese Bratislava I (Star\u00e9 Mesto) medi\u00e1nov\u00e1 cena dvojizbov\u00e9ho bytu za p\u00e1r mesiacov posko\u010dila o 16.000 eur. Aktu\u00e1lne kupuj\u00faci zaplatia v tejto lokalite 315.000 eur. Koncom minul\u00e9ho roka sta\u010dilo na rovnak\u00fd byt 299.000 eur. Ide o n\u00e1rast o viac ako 5 % za kr\u00e1tke obdobie.<\/p>\n<p>V piatom bratislavskom okrese, ktor\u00fd zah\u0155\u0148a aj Petr\u017ealku, dvojizbov\u00e9 byty zdra\u017eeli o viac ako 6 % na 229.000 eur. E\u0161te v decembri stredov\u00e1 cena dosahovala 215.000 eur. Celkov\u00fd obraz metropoly pod\u013ea port\u00e1lu ost\u00e1va pre v\u00e4\u010d\u0161inu mlad\u00fdch \u013eud\u00ed finan\u010dne nedostupn\u00fd.<\/p>\n<p>\u201eS\u00fa\u010dasn\u00fd rast cien na Slovensku ne\u0165ah\u00e1 obrovsk\u00e1 vlna nov\u00fdch z\u00e1ujemcov o k\u00fapu, ale, paradoxne, chronick\u00fd nedostatok bytov. Hoci celkov\u00fd dopyt pre pr\u00edsne hypot\u00e9ky klesol, ponuka nehnute\u013enost\u00ed je kriticky n\u00edzka,\u201c uviedol Michal Pru\u017einsk\u00fd z Nehnute\u013enosti.sk. Aj men\u0161ia skupina \u013eud\u00ed pod\u013ea neho dok\u00e1\u017ee vo\u013en\u00e9 byty r\u00fdchlo vy\u010derpa\u0165 a tla\u010di\u0165 stredov\u00e9 ceny nahor. \u201ePre mnoh\u00e9 rodiny sa tak jedinou dostupnou cestou k vlastn\u00e9mu b\u00fdvaniu stali star\u0161ie viacizbov\u00e9 byty. Hodnota t\u00fdchto nehnute\u013enost\u00ed preto prirodzene rastie,\u201c op\u00edsal situ\u00e1ciu.<\/p>\n<p>Skuto\u010dn\u00e9 zemetrasenie v cen\u00e1ch pod\u013ea port\u00e1lu nastalo v krajsk\u00fdch mest\u00e1ch naprie\u010d cel\u00fdm Slovenskom. Tren\u010d\u00edn sa stal v prvom \u0161tvr\u0165roku 2026 absol\u00fatnym rekord\u00e9rom v tempe zdra\u017eovania. Cena dvojizbov\u00e9ho bytu tu vyletela o takmer 14 %, kupuj\u00faci v Tren\u010d\u00edne zaplatia 148.000 eur. Vo \u0161tvrtom \u0161tvr\u0165roku 2025 st\u00e1l tak\u00fdto byt 130.000 eur.<\/p>\n<p>Podobne dramatick\u00fd scen\u00e1r p\u00ed\u0161e aj \u017dilina vo v\u00e4\u010d\u0161\u00edch, trojizbov\u00fdch bytoch. Cena tam st\u00fapla o vy\u0161e 13 % na 221.000 eur,  koncom minul\u00e9ho roka pritom dosahovala 195.000 eur. Bansk\u00e1 Bystrica pri trojizbov\u00fdch bytoch hl\u00e1si n\u00e1rast o 10 %. Rodinn\u00e9 b\u00fdvanie tam stoj\u00ed 204.000 eur oproti vla\u0148aj\u0161\u00edm 185.000 eur\u00e1m. Tieto skoky v cen\u00e1ch pod\u013ea port\u00e1lu v\u00fdrazne menia \u017eivotn\u00fa \u00farove\u0148 v regi\u00f3noch.<\/p>\n<p>Trnava zaznamenala pri trojizbov\u00fdch bytoch n\u00e1rast o 8 % za \u0161tvr\u0165rok. Cena sa vy\u0161plhala na 200.000 eur za byt. E\u0161te vlani na jese\u0148 to bolo 185.000 eur. Dvojizbov\u00e9 byty v tomto meste stoja 170.000 eur, oproti koncu roka 2025 je to viac o takmer 4 %. Dvojizbov\u00fd byt v Nitre stoj\u00ed 164.000 eur oproti vla\u0148aj\u0161\u00edm 160.000 eur\u00e1m. Pri trojizbov\u00fdch bytoch vzr\u00e1stla cena o necel\u00e9 2 % na 178.000 eur. <\/p>\n<p>Tieto d\u00e1ta ukazuj\u00fa, \u017ee b\u00fdvanie v krajsk\u00fdch mest\u00e1ch u\u017e d\u00e1vno nie je lacn\u00e9. Rozdiely medzi Bratislavou a regi\u00f3nmi sa v mnoh\u00fdch pr\u00edpadoch neust\u00e1le zmen\u0161uj\u00fa. \u201eK\u00fdm v niektor\u00fdch \u010dastiach Bratislavy u\u017e ceny narazili na svoj aktu\u00e1lny strop, dynamika zdra\u017eovania sa preliala do regi\u00f3nov. Pre be\u017en\u00e9ho \u010dloveka v regi\u00f3noch to prin\u00e1\u0161a nesmierne n\u00e1ro\u010dn\u00fa realitu,\u201c podotkol Pru\u017einsk\u00fd.<\/p>\n<p>Ceny bytov sa pod\u013ea neho od lok\u00e1lnych platov vz\u010fa\u013euj\u00fa \u010doraz r\u00fdchlej\u0161\u00edm tempom. Vlastn\u00e9 b\u00fdvanie sa pre mnoh\u00e9 dom\u00e1cnosti st\u00e1va hrani\u010dne dostupn\u00fdm. \u201eTento trend ich prirodzene vytl\u00e1\u010da do pren\u00e1jmov. Z t\u00fdch sa v\u0161ak pre obrovsk\u00fd pretlak z\u00e1ujemcov st\u00e1va nutn\u00e1, no \u010doraz drah\u0161ia alternat\u00edva,\u201c upozornil.<\/p>\n<p>V druhom mestskom okrese Ko\u0161\u00edc posko\u010dili ceny dvojizbov\u00fdch bytov o vy\u0161e 9 % na 187.000 eur. E\u0161te pred tromi mesiacmi sta\u010dilo na rovnak\u00fd byt 171.000 eur.
