Po tom, ako ceny novostavieb vybehli nad mo\u017enosti Slov\u00e1kov, poh\u013eady sa upriamili na star\u0161ie byty. Av\u0161ak nielen panelov\u00e1 v\u00fdstavba vydr\u017e\u00ed viac ako storo\u010die, s\u00fa tu aj byty, ktor\u00e9 vznikli e\u0161te pred bet\u00f3novou d\u017eung\u013eou. Kvalitou a v\u00fdhodami dok\u00e1\u017eu konkurova\u0165 aj neohrozen\u00fdm stavb\u00e1m socializmu.<\/p>\n<p>\t \t\t\t Video \t<\/p>\n<p>\t\t\t\tV kontexte b\u00fdvania na Slovensku sa u\u017e za\u010dali vyu\u017e\u00edva\u0165 nielen star\u0161ie byty, ale aj b\u00fdval\u00e9 fabriky. \t\t\t\t\t\t\t\t\t\t<\/p>\n<p>K\u00fdm sa za\u010dalo v\u00a0druhej polovici 60.\u00a0rokov mas\u00edvne budovanie bytov pomocou bet\u00f3nov\u00fdch prefabrik\u00e1tov, obytn\u00e9 domy na Slovensku \u017eili z\u00a0tehly. Nehnute\u013enosti v\u00a0nich dnes nie s\u00fa dvesto ro\u010dn\u00fdm staromestsk\u00fdm b\u00fdvan\u00edm ani stabiln\u00fdm panelov\u00fdm kolosom\u00a0\u2013 ale na druhej strane maj\u00fa ve\u013ekorysej\u0161iu dispoz\u00edciu aj vy\u0161\u0161ie stropy.<\/p>\n<p>Od tohto komfortu neskor\u0161ie projekty panel\u00e1kov ust\u00fapili, ke\u010f\u017ee potrebovali \u013eahko zariadite\u013en\u00e9 univerz\u00e1lne p\u00f4dorysy a byty, ktor\u00e9 sa dali r\u00fdchlo postavi\u0165. Rovnako ako \u010do najviac b\u00fdvania v\u00a0jednom vchode. Napriek tomu, \u017ee nehnute\u013enosti zo za\u010diatku 60.\u00a0rokov bolo dlho prehliadan\u00e9, bytov\u00e1 kr\u00edza si nevyber\u00e1 a z\u00e1ujem kupuj\u00facich pril\u00e1kali pr\u00e1ve ni\u017e\u0161ie tehlov\u00e9 bytovky. Ich v\u00fdhodami nie s\u00fa iba v\u00e4\u010d\u0161ie izby a posunut\u00e9 stropy, ale aj flexibilita, s\u00a0akou sa daj\u00fa prer\u00e1ba\u0165. Maj\u00fa u\u017e d\u00e1vno vyrasten\u00fa zele\u0148, no tie\u017e vybudovan\u00e9 \u0161koly a potrebn\u00fa vybavenos\u0165. Pr\u00edjemnej\u0161ie pre \u010dloveka je tak nielen prostredie, ale aj ich mierka, ke\u010f\u017ee s\u00fa zvy\u010dajne o\u00a0nieko\u013eko podla\u017e\u00ed ni\u017e\u0161ie ne\u017e panel\u00e1ky.<\/p>\n<p>D\u00f4vodom, pre\u010do sa k\u00a0nim \u010doraz viac \u013eud\u00ed prikl\u00e1\u0148a, je v\u0161ak aj ich priazniv\u00e1 cena, ktor\u00e1 vie v\u00a0porovnan\u00ed s\u00a0novostavbami v\u00a0dobrom prekvapi\u0165. Plusom je ich \u0161pecifick\u00e1 staromestsk\u00e1 atmosf\u00e9ra, no aj fakt, \u017ee st\u00e1le nestoja to\u013eko, ako historick\u00e9 byty. S\u00fa akousi strednou cestou v\u00a0dne\u0161nej n\u00e1ro\u010dnej snahe z\u00edska\u0165 cenovo dostupn\u00e9 b\u00fdvanie.<\/p>\n<p>Architekt Marek Abramovi\u010d z\u00a0Abrama Architekti takto narazil na atypick\u00fd byt v\u00a0bratislavskom dome so \u017eelezobet\u00f3novou kostrou, ktor\u00e9ho steny v\u0161ak boli vyplnen\u00e9 70\u00a0rokov starou tehlou. Na 80\u00a0metroch \u0161tvorcov\u00fdch boli \u0161tyri izby. Jeho cena ako bytu v\u00a0p\u00f4vodnom stave sa d\u00e1 odhadn\u00fa\u0165 na asi 200-tis\u00edc. Nad\u0161tandardn\u00e1 obnova vy\u0161la na \u010fal\u0161\u00edch 100\u00a0a viac tis\u00edc\u00a0eur.<\/p>\n<p>Hoci si tak\u00e9to b\u00fdvanie vy\u017eaduje rekon\u0161trukciu, nemus\u00ed by\u0165 pod\u013ea Abramovi\u010da ich premena extr\u00e9mna. Aj ak by sa p\u00f4dorys drasticky nemenil, dobr\u00fdm z\u00e1kladom je pomerne ve\u013ek\u00e1 plocha, ktorou disponuj\u00fa. Navy\u0161e do bytov sa neraz vo\u0161li aj samostatn\u00e9 komory \u010di \u0161atn\u00edky\u00a0\u2013 \u010do je v\u00a0novostavb\u00e1ch raritou.<\/p>\n<p>\t\t\t\t\t\t\t\t\t\t\t<a href=\"https:\/\/ekonomika.pravda.sk\/fotogaleria\/88239-pozrite-si-byt-pred-a-po-obnove\/\" rel=\"nofollow noopener\" target=\"_blank\">Pozrite si byt pred a po obnove<\/a> \t\t\t\t\t\t<\/p>\n<p class=\"article-detail-body-galeria-description\">P\u00f4vodne mal byt tmav\u00e9 izby a p\u00f4dorys vytvoril nelogick\u00fa mal\u00fa miestnos\u0165. Abrama Architekti preto cel\u00fa dispoz\u00edciu prekopali od z\u00e1kladov. Dominantou sa stal vlo\u017een\u00fd box v strede bytu, v ktorom je k\u00fape\u013e\u0148a, a okolo neho sa prirodzene rozde\u013euje denn\u00e1 (ob\u00fdva\u010dka s kuchy\u0148ou) a no\u010dn\u00e1 \u010das\u0165 (izby). Zachovali pritom p\u00f4vodn\u00e9 kon\u0161trukcie, ktor\u00e9 skombinovali s \u010dist\u00fdmi detailmi \u2013 skryt\u00fdmi \u00falo\u017en\u00fdmi priestormi \u010di nen\u00e1padn\u00fdmi dverami. Tak\u00fdto skeletov\u00fd syst\u00e9m umo\u017enil, aby si obyvatelia byt re\u00e1lne prisp\u00f4sobili ove\u013ea viac, ne\u017e sa to d\u00e1 s\u00a0tesne nastupuj\u00facim \u010dist\u00fdm panelom. V\u00a0Bratislave vznikali tak\u00e9to domy najm\u00e4 v\u00a0Ru\u017einove \u010di Novom Meste. Premena jedn\u00e9ho z\u00a0nich dokazuje, \u017ee byty e\u0161te star\u0161ie ako typick\u00e9 panel\u00e1ky dok\u00e1\u017eu vyhovova\u0165 s\u00fa\u010dasn\u00fdm n\u00e1rokom. Ak sa spr\u00e1vne pracuje s\u00a0priestorom, ktor\u00fd je dan\u00fd, m\u00f4\u017ee nehnute\u013enos\u0165 s\u00a0v\u00e4\u010d\u0161ou plochou vyjs\u0165 lacnej\u0161ie ako nov\u00e9\u00a0byty.<\/p>\n<p>\u201ePredmetn\u00fd byt nie je panelov\u00e9ho typu. Jedn\u00e1 sa o\u00a0stavbu s\u00a0kombinovan\u00fdm nosn\u00fdm syst\u00e9mom, ktor\u00fd je tvoren\u00fd \u017eelezobet\u00f3nov\u00fdm skeletom s\u00a0v\u00fdpl\u0148ov\u00fdm murivom z\u00a0tehly plnej p\u00e1lenej,\u201d vysvetlil architekt k\u00a0svojmu projektu.<\/p>\n<p>\u010casto sa hovor\u00ed o\u00a0tom, \u017ee star\u00e9 byty maj\u00fa mno\u017estvo limitov\u00a0\u2013 podobne ako panel\u00e1ky, maj\u00fa aj skor\u0161ie stavby nosn\u00e9 steny z\u00a0bet\u00f3nu, ktor\u00e9 sa nedaj\u00fa pres\u00fava\u0165. V\u00e4\u010d\u0161ina bytov\u00e9ho fondu Bratislavy pozn\u00e1 p\u00e1r typov p\u00f4dorysov. Preto zvy\u010dajne rekon\u0161trukcia vyzer\u00e1 tak, ako ju pozn\u00e1me pri s\u00eddliskov\u00fdch obytn\u00fdch domoch. Teda sa priestor v\u00e4\u010d\u0161inou vy\u010dist\u00ed a vymenia sa materi\u00e1ly, zatvoria sa prechodov\u00e9 dvere cez k\u00fape\u013enu a kuchy\u0148a m\u00e1 vstup iba z\u00a0ob\u00fdva\u010dky.<\/p>\n<p>Skryt\u00e9 poklady \u0161etria peniaze<\/p>\n<p>V\u00a0tomto sa v\u0161ak byt od Abrama Architektov l\u00ed\u0161i. Pr\u00e1ve to, \u017ee m\u00e1 steny z\u00a0tehly umo\u017enilo, aby ho kompletne preskladali na novo. \u201eV\u00a0r\u00e1mci mo\u017enosti \u00fapravy bytu sme videli jeho potenci\u00e1l a boli si vedom\u00ed mo\u017enosti zmeny dispoz\u00edcie tak, ako n\u00e1m bude vyhovova\u0165. Milo n\u00e1s prekvapila skuto\u010dnos\u0165, \u017ee v\u00fd\u0161ka skladby podlahy v\u00a0byte bola dostato\u010dn\u00e1 na to aby sa v\u00a0nej dali sp\u00e1dova\u0165 v\u0161etky potrebn\u00e9 potrubia,\u201d vyzdvihol Abramovi\u010d.<\/p>\n<p>Byt je toti\u017e z\u00a0obdobia, kedy sa e\u0161te h\u013eadala rovnov\u00e1ha medzi tradi\u010dnou tehlou a modern\u00fdm \u017eelezobet\u00f3nom\u00a0\u2013 a t\u00e1to flexibilita pustila rekon\u0161trukciu a\u017e do tak radik\u00e1lnej zmeny, akou je presun k\u00fape\u013ene cez polovicu\u00a0bytu.<\/p>\n<p>\t\tVedeli ste, \u017ee byty s tehlou sa daj\u00fa \u013eah\u0161ie prisp\u00f4sobi\u0165?<\/p>\n<p>Teda nielen lep\u0161ie proporcie bytu v\u00a0porovnan\u00ed s\u00a0panel\u00e1kom, ale aj hrub\u0161ie podlahy s\u00a0rezervou s\u00fa neraz novoobjaven\u00fdm pokladom. \u201eTo bolo k\u013e\u00fa\u010dov\u00e9, ke\u010f\u017ee v\u00a0r\u00e1mci dispoz\u00edcie sa premiest\u0148ovala poloha k\u00fape\u013ene do stredu bytu,\u201d dodal expert s\u00a0t\u00fdm, \u017ee r\u00e1tali aj s\u00a0alternat\u00edvou, \u017ee potrubie bud\u00fa musie\u0165 zaseka\u0165, no takto klientovi u\u0161etrili dos\u0165 pe\u0148az\u00ed.<\/p>\n<p>Skuto\u010dn\u00fa v\u00fdhodu p\u00f4vodn\u00e9ho b\u00fdvania tak na\u0161li architekti r\u00fdchlo. Pov\u00e4\u010d\u0161ine maj\u00fa dne\u0161n\u00e9 novostavby podlahu limitovan\u00fa nato\u013eko, \u017ee ak chcete \u0165aha\u0165 odpad \u010di vodu v\u00a0nej, nevyhnete sa h\u013abkov\u00e9mu z\u00e1sahu. Technol\u00f3gie s\u00fa v\u00a0teraj\u0161\u00edch novostavb\u00e1ch natla\u010den\u00e9 na nevyhnutnej ploche a e\u0161te aj zaliate bet\u00f3nom. Architekti neprakticky rozdelen\u00fd priestor v\u010faka tehlov\u00fdm prie\u010dkam cel\u00fd otvorili. Vznikol priestrann\u00fd, no najm\u00e4 svetl\u00fd interi\u00e9r, zalo\u017een\u00fd na priznanom bet\u00f3ne a kontrastnom, teplom dreve.
