Objem invest\u00edci\u00ed v \u0161iestich k\u013e\u00fa\u010dov\u00fdch trhoch regi\u00f3nu vzr\u00e1stol na 11,6 miliardy eur, \u010do je medziro\u010dn\u00fd n\u00e1rast o 31 % pod\u013ea \u00fadajov spolo\u010dnosti Colliers. Ako v utorok informovala, o\u017eivenie poh\u00e1\u0148ali disciplinovan\u00e9 \u00faverovanie, stabiliz\u00e1cia cien a n\u00e1vrat likvidity, ktor\u00e9 \u010doraz viac viedli dom\u00e1ci a region\u00e1lni investori.<\/p>\n<p>Po dvoch rokoch \u00fatlmu op\u00e4\u0165 nabrali na sile k\u013e\u00fa\u010dov\u00e9 sektory. Kancel\u00e1rie sa op\u00e4\u0165 dostali do popredia v\u00a0CEE, ke\u010f sa stabilizovala hodnota nehnute\u013enost\u00ed v lokalit\u00e1ch s obmedzenou ponukou v centr\u00e1lnych obchodn\u00fdch \u0161tvrtiach. Priemysel a logistika na\u010falej \u0165a\u017eili z dlhodobej predv\u00eddate\u013enosti pr\u00edjmov a odolnosti v\u00fdrobn\u00e9ho sektora, hotely zaznamenali \u00fapln\u00e9 o\u017eivenie cestovn\u00e9ho ruchu a retail parky op\u00e4\u0165 preuk\u00e1zali svoju obranyschopnos\u0165 v priebehu hospod\u00e1rskych cyklov.<\/p>\n<p>\u201eTo, \u010do sme videli v roku 2025, nebol n\u00e1vrat k rozmachu, ale n\u00e1vrat k realizmu,\u201c uviedol z\u00e1stupca Colliers pre ekonomiku a trh CEE Grzegorz Sielewicz. \u201eInvestori sa op\u00e4\u0165 vracaj\u00fa na trh strednej a v\u00fdchodnej Eur\u00f3py, preto\u017ee ceny, financovanie a\u00a0z\u00e1kladn\u00e9 ukazovatele n\u00e1jomcov sa kone\u010dne zos\u00faladili,\u201c pribl\u00ed\u017eil.<\/p>\n<p>Slovensko sa pod\u013ea Colliers pribl\u00ed\u017eilo k jednej miliarde eur najm\u00e4 konsolid\u00e1ciou retailu a core transakci\u00e1m v priemysle a logistike. \u201eSlovensk\u00fd trh zaznamenal vysok\u00fa likviditu predov\u0161etk\u00fdm v\u010faka d\u00f4vere region\u00e1lnych investorov, pri\u010dom investori z regi\u00f3nu CEE tvorili a\u017e 57 % celkov\u00e9ho objemu invest\u00edci\u00ed,\u201c uviedla spolo\u010dnos\u0165.<\/p>\n<p>\u010cesko dosiahlo rekordn\u00fd objem invest\u00edci\u00ed 4,3 miliardy eur, \u010do je najviac v jeho hist\u00f3rii. \u010cesk\u00ed investori kapit\u00e1l tie\u017e exportovali do cel\u00e9ho regi\u00f3nu, kde z\u00edskali takmer 600 mili\u00f3nov eur v Po\u013esku a 266 mili\u00f3nov eur na Slovensku.<\/p>\n<p>\u201ePo\u013esko si udr\u017ealo svoju poz\u00edciu region\u00e1lnej ve\u013emoci s transakciami v hodnote 4,5 miliardy eur. Hoci celkov\u00e9 objemy vyzerali slab\u0161ie, z\u00e1kladn\u00e1 dynamika sa v\u00fdrazne posilnila,\u201c pribl\u00ed\u017eil Colliers. Dom\u00e1ci kapit\u00e1l dosiahol historick\u00e9 maximum takmer 860 mili\u00f3nov eur, pri\u010dom dopyt po kancel\u00e1ri\u00e1ch, logistick\u00fdch portf\u00f3li\u00e1ch, retail parkoch a akt\u00edvach v b\u00fdvan\u00ed zostal stabiln\u00fd.<\/p>\n<p>Ma\u010farsko sa dostalo na \u00farove\u0148 800 mili\u00f3nov eur, podporen\u00e9 o\u017eiven\u00edm trhu s kancel\u00e1rskymi priestormi, siln\u00fdm cestovn\u00fdm ruchom a rast\u00facim z\u00e1ujmom v\u00fdrobn\u00e9ho priemyslu spojen\u00fdm s \u00e1zijsk\u00fdmi dod\u00e1vate\u013esk\u00fdmi re\u0165azcami elektrick\u00fdch vozidiel.<\/p>\n<p>Colliers progn\u00f3zuje mierny n\u00e1rast objemu invest\u00edci\u00ed v roku 2026. Rozdiely medzi cenami ponuky a\u00a0dopytu sa na\u010falej zmen\u0161uj\u00fa, banky s\u00fa na\u010falej ochotn\u00e9 poskytova\u0165 \u00favery na prvotriedne akt\u00edva s dlhodob\u00fdm pr\u00edjmom a investori s\u00fa \u010doraz viac ochotn\u00ed financova\u0165 transakcie s jednoakt\u00edvami core a core+.<\/p>\n<p>Colliers je popredn\u00e1 glob\u00e1lna spolo\u010dnos\u0165 poskytuj\u00faca slu\u017eby v oblasti komer\u010dn\u00fdch nehnute\u013enost\u00ed, in\u017einierske poradenstvo a\u00a0investi\u010dn\u00fd mana\u017ement.
