{"id":307,"date":"2026-04-10T20:24:11","date_gmt":"2026-04-10T20:24:11","guid":{"rendered":"https:\/\/www.europesays.com\/spain\/307\/"},"modified":"2026-04-10T20:24:11","modified_gmt":"2026-04-10T20:24:11","slug":"moroccans-rank-second-among-foreign-homebuyers-in-spain","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/spain\/307\/","title":{"rendered":"Moroccans Rank Second Among Foreign Homebuyers in Spain"},"content":{"rendered":"<p>Rabat \u2013 Moroccans have ranked second among foreign homebuyers in Spain with a total of 5,154 purchases in the second half of 2025.<\/p>\n<p>Foreign buyers purchased more than 66,000 homes in Spain during the second half of 2025, confirming their strong presence in the <a target=\"_blank\" href=\"https:\/\/www.moroccoworldnews.com\/2024\/09\/14121\/moroccans-emerge-as-top-foreign-investors-in-spains-real-estate-market\/\" rel=\"nofollow noopener\">real estate market<\/a> despite a slight slowdown in activity.\u00a0<\/p>\n<p>Data from Spain\u2019s General Council of Notaries <a target=\"_blank\" href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2026\/04\/09\/892180-los-marroquies-ya-compran-casi-tantas-casas-en-espana-como-los-britanicos-y-los\" rel=\"nofollow noopener\">reported<\/a> 66,629 transactions between July and December, marking a 4.4% decline compared to the same period in 2024.<\/p>\n<p>Most purchases were made by foreign residents, who accounted for nearly two-thirds of all transactions and posted a 3.3% annual increase.\u00a0<\/p>\n<p>British buyers remained in first place with 5,178 purchases, closely followed by Moroccans with 5,154 transactions, just 24 fewer. Italians ranked third, overtaking Germans, while Romanians completed the top five.<\/p>\n<p><a target=\"_blank\" href=\"https:\/\/www.moroccoworldnews.com\/2025\/10\/264289\/moroccans-in-second-place-among-foreign-property-buyers-in-spain\/#:~:text=Follow%20the%20latest%20news%20from%20Morocco%20World%20News&amp;text=Rabat%20%E2%80%94%20Moroccan%20buyers%20purchased%205%2C654,shift%20in%20Spain&#039;s%20property%20market.\" rel=\"nofollow noopener\">Moroccans<\/a> stood out as the leading group among foreign residents, representing 12.1% of all resident foreign purchases. Their activity was particularly strong in regions such as Murcia, Navarra, Arag\u00f3n, and Castilla-La Mancha. Italians ranked second among residents, with a strong presence in the Canary Islands, Madrid, and Valencia.<\/p>\n<p>However, Moroccan buyers recorded the lowest average price per square meter at \u20ac768, far below the overall foreign average. Meanwhile, Swedish buyers paid the highest prices, exceeding \u20ac3,600 per square meter.<\/p>\n<p>The data revealed that non-resident buyers saw a sharper decline of 15.1%, reflecting a cooling trend after the post-pandemic boom. Overall, foreign buyers represented 18.4% of Spain\u2019s housing market in the second half of 2025, down from 19.5% a year earlier.<\/p>\n<p>Despite the drop in transactions, prices continued to rise. The average price foreign buyers paid reached a record \u20ac2,479 per square meter, up 5% year-on-year. Non-residents paid significantly more, averaging \u20ac3,242 per square meter, while foreign residents paid \u20ac1,963.
