A Cornish town has been named as the third most expensive coastal area to purchase a property in England – with two others making the top ten. According to new data, the third most expensive area has a median house price of £595,000.
It joins another Cornish town, which last week was named as one of the most expensive coastal places in Britain in a different list. Now Padstow has been named third among the priciest coastal areas across England, as have Falmouth (eighth) and St Ives (ninth) in the same list.
The Property Buying Company says it used internal leads data from 2023 to 2026. The data also shows that properties in Peterlee in County Durham are the cheapest to purchase, with a median value of £67,500 – this is 13 times less than the most expensive coastal area.
Sandbanks in Dorset is the most expensive coastal area to purchase a property in England, with a median value of £847,500. Ranking in second is the North East town of Tynemouth, with homes holding a median value of £600,000, with Padstow in third, with a median property value of £595,000.
The data also shows that properties in Peterlee in County Durham are the cheapest to purchase, with a median value of £67,500 – this is 13 times less than the most expensive coastal area. Following Peterlee is Workington, Cumbria at £105,000, with the Lincolnshire port town of Grimsby’s valuations coming in at £122, 500.
Commenting on the findings, Karl McArdle, from The Property Buying Company, said: “Dorset’s Sandbanks is renowned for its golden beaches and is a popular location for those looking to enjoy fine dining and upscale nightlife, so it’s clear to see why the attractive location ranks as having the highest median property value.”

Rightmove recently had a different list of the most expensive coastal places to live, although it shared similarities. The data from the property website showed that Sandbanks in Poole, Dorset, is the most expensive, with an average asking price of £1,282,565. Canford Cliffs in Poole is second, with an average asking price of £974,635, while Milford-on-Sea in Hampshire is third (£728,460).
