The Bermondsey-based practice’s scheme for Re:shape was submitted to Hackney Council. It comprises a co-living tower alongside an eight-storey residential building at 150–164 Homerton High Street, with 35 per cent affordable homes per net internal area (NIA) across the site.

A 23-storey tower facing Sedgwick Street would contain 385 purpose-built shared-living rooms, alongside communal amenity spaces including co-working areas, a games room, cinema and TV room, lounges, laundry facilities, a gym, yoga space, event areas and shared kitchens.

The eight-storey block facing Homerton High Street would provide 66 homes, 20 per cent of which would be family-sized.

All of the homes would meet minimum space standards. Ten per cent would be designed to be suitable for wheelchair users, while the remaining 90 per cent would be designed to be accessible and adaptable for people with different mobility needs.

The scheme would also include ground-floor commercial space, roof-terrace external amenity areas, publicly accessible open space and landscaping plus communal terraces and gardens, with amenities distributed throughout the co-living tower. Ground floor workspace for light industrial uses is proposed.

Fourfoursix says the scheme draws on Homerton’s industrial heritage through vertical brick piers, recessed window reveals and Crittall-style windows – influences from the area’s historic industrial buildings.

The taller tower is proposed in light brick with bronze aluminium panels beneath the windows, while the shorter building would use light grey brick with dark aluminium panels. Both façades feature strong vertical brick piers, with soldier-course brickwork and, on the tower, fluted concrete panels used to break up the elevations.

In 2020, CZWG submitted plans for an expanded residential development also including 144-149 Homerton High Street on behalf of Nudo Properties. The four to 17-storey scheme, which was not taken forward, contained 245 residential units and 4,489m² of commercial floorspace.

The Fourfoursix application will now be considered by Hackney Council.
