A new housing development in Greater Manchester will offer families who are ‘priced out’ of nearby neighbourhoods ‘better value for money’. Garrett Hall Fields is taking shape around 10 miles from Manchester city centre in Mosley Common, Tyldesley.

Built by homebuilders Elan Homes, it is set to feature an array of two to five-bedroom homes and offers ‘something for almost every buyer and budget.’

The historic town of Tyldesley boasts a strong sense of community with good transport links into Manchester.

Families who are looking to upsize their property are now being advised to look to Mosley Common as an alternative to living in the likes of Wilmslow or Eccles where buyers are being ‘priced out’.

In Wilmslow, the average price for detached homes is £738,318 rising to £1,303,191, according to the homebuilders, whilst over in Eccles, the average asking price for a detached home is £736,263.

Meanwhile, detached properties at Garrett Hall Fields boasting four and five bedrooms are available from £589,995.

Marie Morris, Elan’s regional sales and marketing director, said: “Location will always be a major factor for home buyers but increasingly we’re seeing people reassessing what’s important to them and expanding their search area.”

“With well-regarded schools nearby, local restaurants, shops to stock up on essentials, plus opportunities to explore Bridgewater Park and easy access to both Manchester and Liverpool, Garrett Hall Fields ticks all the right boxes for many,” Marie continued.

“Homes here offer excellent value for money compared to the likes of Wilmslow and Eccles.”

Marie added: “The house price data doesn’t reflect the size or the condition of properties being bought or sold, but the figures are likely to include some older properties in need of repairs and renovations likely to cost tens of thousands of pounds.

“Factor in that heating, lighting and hot water bills in a new home are likely to be 50 percent lower than in an older property and the savings soon mount up.”

Amongst the properties soon to be available is the Chesham, which comes as either a four or five-bedroom home and is a generous size with 1,765 square foot of well-planned living space.

Once completed, it will has a dining room with a feature bay window at the front and a separate lounge with French doors opening out to the rear garden.

There is also an open-plan kitchen and breakfast family room dubbed as the ‘heart of the home’ which also offers easy access to the garden through bi-fold doors. A utility and cloakroom will also be on the ground floor.

Upstairs, two of the four bedrooms have en-suites with a family bathroom serving the other two. There’s also the option to create a fifth bedroom or study on the galleried landing.

The Chesham is available from £589,995 and includes an upgraded kitchen with granite worktops and flooring throughout.

A new phase of smaller properties has also just been released for sale on the development including apartments with prices from £209,995.

The Garrett Hall Fields development is due to be completed by the end of 2026.
