A Cornwall town has been ranked among the top three most expensive British coastal spots for 2025, according to a new report.

Padstow was found to be the third most-expensive place, with it being behind only Sandbanks in Dorset and Salcombe in Devon.

This was revealed as part of the Lloyds Coastal Homes Review, which tracks house price movements in 197 coastal locations in Great Britain.

The review is based on house price data from the Land Registry and Registers of Scotland.

Amanda Bryden, Head of Mortgages, Lloyds, said: “Coastal living continues to hold a special appeal – whether it’s the lure of sea views, sandy beaches, or a slower pace of life.

“Our latest research shows the most exclusive seaside spots – like Sandbanks – still command premium prices.

“In some of the UK’s most desirable coastal towns, average prices have dipped slightly over the past year.

“But, over the longer term, values remain significantly higher – especially in the South West, where demand from lifestyle movers continues to shape the market.”

Padstow’s average house price over the past year was found to be £715,974.

In a statement, Lloyds said: “This foodie hotspot is famed for its harbour charm and seafood scene, with daily catches served up in award-winning restaurants.”

Much of the attraction about living in Padstow comes from its fine dining scene, thanks to the work of Rick Stein among others.

However, there is more to it than that, as the town is also known for its scenery.

The Visit Cornwall website says: “Situated along the Camel Estuary, Padstow is surrounded by two breathtaking National Landscapes (formerly AONBs): the Camel Estuary itself and Carnewas to Stepper Point.

“This area is rich in natural beauty, home to rare plant species and one of the UK’s most protected mammals, the otter.

“It’s the perfect spot to slow down and enjoy the tranquillity of nature.”

There’s a lot more to the food scene in Padstow than just the fancy restaurants, as there is a mix of cafés, bistros, tapas bars, tearooms and pubs to explore as well.

Earlier this year, Padstone was also named among Britain’s most expensive seaside towns in a list from the Daily Mail.
