Four shops on the same Birmingham street – including a Turkish barbers and a beauty salon – are set to go under the hammer.

All four premises on Barnabas Road, Erdington, have tenants and generate a total of £47,000 per annum in rental income.

That is according to auctioneers Bond Wolfe which says the properties will go under the hammer at its July 10 auction with a combined starting price of £220,000-plus.

The auction house said it expects the shops to “attract intense interest”.

Gurpreet Bassi, chief executive of Bond Wolfe, said: “Barnabas Road is part of the shopping area at the heart of the Birmingham suburb of Erdington, connecting the High Street to Sutton New Road, so attracts a strong footfall.

“The tenants at all four freehold retail investment properties have signed new leases in the last couple of years, for 10 or 15 years, so are set to provide a stable income for their new owners.”

Property 9-11 Barnabas Road will have a guide price of £75,000-plus at the July auction.

Currently trading as a beauty salon, it comprises a double-fronted retail premises with office and ancillary accommodation on the first floor, plus WC, storage and kitchen facilities. Roller shutters are fitted.

The property is let for a term of 10 years from July 23, 2024, at a current rent of £15,000 per annum, subject to a break clause on July 22, 2029.

19-21 Barnabas Road is another double-fronted premises and also listed at £75,000-plus. It has ancillary accommodation on the first floor, above the retail area.

It currently trades as ‘Printerwise’ and is let for 10 years from August 16, 2023, at a current rental of £15,000 per annum, subject to a break clause on August 14, 2028.

15 Barnabas Road has a guide price of £30,000-plus. It has first floor ancillary accommodation and currently trades as a Turkish barbers.

The property is let for a term of 15 years from July 5, 2023, at a rent of £8,000 per annum.

23 Barnabas Road is listed at £40,000-plus and trades as a confectionary store called Candyland.

The premises are let for a 10-year term from July 17, 2024, at a rent of £9,000 per annum, subject to a break clause in July 2027.

Mr Bassi added: “In respect of all four premises, offers in excess of the guide price may be considered prior to the auction sale.”

The auction will be livestreamed on Bond Wolfe’s website from 8.30am on Thursday July, 10.
