House prices in Bristol continue to rise, according to the latest figures.
According to RightMove, the average house price in the city last year was close to £400k, with sold prices being up four per cent in the space of a year.
RightMove states: “House prices in Bristol have an overall average of £391,218 over the last year.
“The majority of properties sold in Bristol during the last year were terraced properties, selling for an average price of £409,084.
“Flats sold for an average of £281,662, with semi-detached properties fetching £436,507.
“Overall, the historical sold prices in Bristol over the last year were 4% up on the previous year and 2% up on the 2022 peak of £384,163.”
Zoopla gives different figures to RightMove, but is in agreement that house prices continue to go up in the city.
It says: “Property prices in Bristol rose by just 1.4% over the past year, adding £4,700 to the typical home, according to our April 2025 House Price Index.
“The area is behind the UK average where prices have risen by 1.6% since April 2024.
“The typical Bristol home is now worth £336,800, above the UK average house price of £268,200.
“Over the past month, prices in Bristol have been static. But looking back over the last five years, the average property value has grown by 19%.”
Earlier this year, we reported how the annual salary needed to buy a home in Bristol is just shy of £65,000 per year.
Data from the House Price Index (January 2025), published by Zoopla, showed that the average house price in Bristol is nearly £30,000 higher than the average house price across the South West.
At that point, Zoopla’s House Price Index revealed that the average house price in Bristol was £341,800, which meant that the annual income required to buy a house in the city is £64,560.
Across the south west of England, the average house price is £314,000, which is an increase of £3,700 (or a 1.2 per cent increase) throughout 2024. Therefore, a house in Bristol is on average £27,800 more expensive than the rest of the region.
