The 2.5-acre site on Shore Road in Rostrevor has planning permission for 41 apartments and a 70-bedroom nursing home.

It’s being sold by Richland Waterfront Ltd, a company led by developer and former TV property personality, Gary McCausland.

The site, known as The Waterfront, is being jointly marketed for sale for offers of over £2m by selling agents Simon Brien and Best Property Services. It had been used as the site of a car showroom, which is now closed.

It is being sold with full planning permission for 34 two-bed apartments, seven three-bed apartments, and the nursing home, with car parking.

The apartments range in size from 850 sq ft to 1,432 sq ft, with many having “uninterrupted views” of Carlingford Lough, the selling agents said, while others have private outdoor space.

They said there should be strong interest from a range of potential buyers in the Republic of Ireland as well as north of the border.

And they added that as Rostrevor is around an hour’s drive from Dublin, it’s a good location to capitalise on “growing cross-border appetite for premium coastal and retirement living opportunities”.

The agents said the site had an important strategic position as it’s minutes from the proposed Narrow Water Bridge, a £87m infrastructure project due to complete in 2027.

The bridge is due to connect Rostrevor to Dundalk over the border and reduce journey times between the locations.

In additional, it said the village was renowned for its beauty, and blended “coastal charm and mountain majesty”.

However, the agents added: “Despite strong demand, development opportunities in the area have been limited due to a lack of zoned residential land and a well-documented shortage of nursing home capacity — needs which this site is ideally placed to address.”
