Plans to convert a vacant pub in Altrincham town centre into a restaurant and a house of multiple occupancy have been lodged.
The Orange Tree pub sits in the Old Market Place Conservation Area, which has been on the English Heritage At Risk Register since 2012.
Taurus Design Services, acting for applicant Mr D Walton, says in a design and access statement on Trafford council’s planning portal that since 2014, The Orange Tree has ‘deteriorated noticeably both in appearance and from structural failings and has had up to four landlords in the last four years’.
“The uses during this time only added to the decay of the property internally and the appearance of the exterior, particularly to the side and rear,” it said.

“The redevelopment of The Orange Tree will ensure the future longevity of the property and bring much-needed revenue to the area.”
The proposed use will be HMO on the first and second floors, comprising 10 bedrooms – five on each floor – with ensuite facilities and a shared lounge and kitchen area. On the ground floor there will be a licensed restaurant.
There are also plans to extend the premises along Albert Street. Historic mapping shows a building once stood on the site.

As part of the redesign to the rear of the building, a one-and-a-half-storey extension will be built over the footprint of what was once the stables.
The statement adds: “The front elevation of the property will be refurbished using high-quality materials to restore the frontage in keeping with its surroundings. It is proposed to remodel the rear elevation completely by removing all the previous extensions.”
