The law firm has taken over the entire 15th floor of No1 Spinningfields, signing a 10-year lease at a rent of £43.50/sq ft.

Browne Jacobson had previously occupied 6,700 sq ft of the third floor of the Schroders Capital-managed office block. The deal was negotiated by OBI Property’s Andrew Cowell.

“This expansion in Manchester represents more than just additional office space – it’s a strategic investment in our ability to serve clients across the North West and beyond,” said Richard Medd, managing partner at the law firm.

“Our growth demonstrates the success of our clear strategic vision and the exceptional talent of our people.”

Brown Jacobson’s head of the Manchester office, Pete Allen, added: “The North West is home to some of the most dynamic changemakers in the country, including some of the most innovative tech and healthcare businesses, established and ambitious corporates, and financial services and private equity leaders.

“Our new and expanded presence allows us to work even more closely with these leaders to support them in driving real change in their sectors, communities and beyond.”

Rob Prescott, asset manager at Schroders, welcomed Browne Jacobson’s move to the 15th floor.

“Their decision to expand highlights the continued appeal of the building among leading organisations seeking a best-in-class office offering and occupier experience,” he said.

“Delivering resilient, modern office spaces that meet our occupiers evolving needs remains at the heart of our asset management approach,” Prescott continued. “The strong level of interest and continued tightening of prime Grade A office availability in Manchester underscore both the quality of No.1 Spinningfields and the ongoing attractiveness of the city as a leading business destination.”

No1 Spinningfields features a series of category A office suites and private parking. It boasts a BREEAM rating of Excellent and a NABERS UK Energy rating of 4.5 stars.

Other tenants include CBTax and coworking hub Cubo Work. Currently, the only vacant space is Browne Jacobson’s former office on the third floor.
