The proposals, developed by Building Design Northern (BDN), form part of a strategic collaboration between student accommodation provider Kexgill Group and the University of Liverpool.
The scheme would see the transformation of Mulberry Court on Oxford Street in Liverpool into postgraduate student housing.

Joe Warner, director at BDN, said: “Mulberry Court is an important project that gives a new purpose to buildings which have been vacant for some time.
“The designs focus on reuse and restoration wherever possible and take into account key considerations such as cost, sustainability and long-term usability.
“This reflects the shared priorities of Kexgill Group and the University of Liverpool in creating accommodation that is both practical and sustainable, and we look forward to seeing the concepts and plans come to fruition.”

The proposals would deliver more than 5,600 square metres of space, providing 238 bed spaces through a mix of 35 studios and 49 cluster flats.
The plans also include communal, recreational and landscaped areas.
BDN, which has offices in the North West of England, has been appointed to deliver RIBA stages 0-4 across architecture, structural, and civil engineering.
The scheme supports a wider vision by Kexgill Group and the University of Liverpool to offer premium yet affordable student housing to ensure higher education remains accessible.
Investment in the project could reach circa £20m+ as part of a phased approach.
Richard Stott, managing director of Kexgill Group, said: “This strategic collaboration with the University of Liverpool is establishing a benchmark model for university-industry partnerships aimed at addressing the UK’s student housing affordability crisis.
“It reflects a broader commitment to scalable, community-led development that supports accessibility and long-term sustainability.
“We believe this approach, grounded in accessibility, sustainability, and community integration, will set a precedent for the future of student accommodation in the UK.
“We are proud to be working with the University of Liverpool to bring this vision to life.”
The project also forms part of broader regeneration efforts across Liverpool.
Pending approval, construction could begin in 2026.
BDN is one of the North’s leading full-service architectural, engineering, and project management firms, with experience across education, healthcare, retail, and residential sectors.
Kexgill, a global provider of student accommodation, has operated in Liverpool and eight other UK cities for nearly five decades.
The company is recognised as one of the top three European collaborators among 50 delivery partners in the sector.
Liverpool continues to be a major UK hub for higher education, currently home to more than 50,000 students.
The Mulberry Court redevelopment aims to meet the increasing demand for high-quality, affordable student housing, while contributing to the city’s ongoing urban renewal.
The outcome of the planning application is expected later this year.
