Green, suburban and remarkably budget-friendly, the neighbourhood of Goodmayes is capturing the interest of countless individuals eager for a calmer pace of life with convenient city links. This Redbridge town, which has evolved into a key focal point within the borough, appeals to families, enterprises and commuters in equal measure.

Goodmayes now sits on the Elizabeth Line, enabling locals to reach London Liverpool Street in just 26 minutes with onward links throughout the capital. Parents particularly like the area for its outstanding schools and expansive green areas such as Goodmayes Park – boasting a stunning lake alongside basketball and tennis facilities.

Just like the rest of London, Goodmayes isn’t immune to crime – but speaking to residents, they appear to generally feel secure in the town. In a conversation with MyLondon in 2022, one woman, employed at a nearby bakery, mentioned she confidently strolls through the centre at 10pm with minimal worry due to the sense of community.

Local shop owner Jay Akhtar echoed her feelings, noting that “people don’t tend to feel on edge” whilst moving around the area.

Operating the Premium Vape Store in the town centre at the time MyLondon spoke to him in 2022, Jay described the locale as extremely bustling, with parents doing the school run and workers dashing into Central London.

Jay explained that the area has transformed into a “central hub”, positioned between Ilford on one side and Romford on the other. He said: “It’s a convenient area. There’s a good few public and private schools, lots of shops and a retail park with a Tesco – we’re all pretty happy here.”

His sole complaint concerned the traffic, which frequently becomes completely jammed during peak hours. “Parking is a massive issue as well,” he added.

It’s no surprise that properties in the area are snapped up quickly. Renters can anticipate paying roughly £1,400pcm for a one-bedroom flat, £1,700pcm for a two-bed and around £2,400pcm for a three-bedroom house.

For those looking to buy, the average house in Goodmayes is selling for £454,175 – a steal compared to London’s £661,325 average. The majority of homes sold in Goodmayes over the last year were terraced properties according to Rightmove, selling for an average price of £506,929. Flats sold for an average of £311,810, with semi-detached properties fetching £602,727.
