UK rents have risen by 2.2 per cent over the last 12 months, which is the slowest rate of rent growth in four years, according to Zoopla. This is down to a narrowing demand and supply gap, with demand falling by a fifth in the last year and the supply of available rental homes rising by 15 per cent.
Rents usually rise in line with earnings, however 2022 to 2023 saw a rapid rise in rents which outstripped the growth in average earnings. This stretched rental affordability to its limits. Rents are now rising more slowly than earnings growth, which Zoopla expects to run into 2026 and help ‘repair affordability for renters’ across the UK.
Despite the slower pace of growth across the UK as a whole, rent prices have risen faster in more affordable parts of the country. Across Greater Manchester, some boroughs have seen rent costs rise by as much as 10 per cent over the last year, with renters now paying an extra £80 a month.
