London needs around 88,000 new homes a year to meet housing demand. Research from Molior London suggests that work started on fewer than 5,000 private homes last year. Most Affordable Housing is built within private developments, so the dramatic fall in new starts is bad for London, and especially bad for Londoners in desperate need of social housing – and led to emergency measures in October where the Mayor of London dropped the affordable housing requirements for development in the capital from 35% of homes to 20%, and offered a fast-track planning system.
