YouTuber David Burnip viewed a property in Tyldesley as he aimed to find the smallest house for sale on the market in England and Wales right now, finding himself impressed with the home

A house that’s barely wide enough to stretch your arms out is set to go under the hammer with a guide price of just £40,000. YouTuber David Burnip, known as the Wandering Turnip, believes the property in Shakerley Road, Tyldesley could be the “narrowest house” available on the market right now.
David visited the property as he attempted to find a selection of the smallest properties for sale in England and Wales. As well as the terraced house in Manchester, he visited a dilapidated property in Yorkshire, a narrow home in Kent, and a log cabin available for £60k in Llangollen, North Wales.
Upon arriving in Tyldesley, David instantly spotted that the end terrace property appeared “so small”. The content creator decided to put the house to the test, seeing how many arm spans he felt it would cover. In a video, he said: “It’s about just over me with my arms out, now it does go back a fair bit, so although it’s narrow that way, the width of it is alright, and it’s got a garden as well.”
Once inside the home, David admits that it did feel “a little bit wider” than he thought it would be conceded that it was still “super narrow”. He was left feeling puzzled how the potential buyers would furnish the property. While touring the living room area, he said: “Imagine trying to fit a sofa in here.

“That would feel so cramped, or a dining table in the kitchen. It’s so interesting to see how a super narrow house is laid out and you could do something super creative and fun.”
David however was impressed with the £40,000 guide price. The property, which estate agent McHugh & Co says “requires modernisation”, is set to go under the hammer on February 10. The agent says the property is also close to local amenities such as Atherton Train Station and The Common.
Meanwhile David was impressed by the relatively low cost kitchen, containing simply a cooker and sink, and the fact that the property came with an outdoor space. He added: “It comes with a narrow garden and, say what you want about a narrow garden, a narrow garden is better than no garden.”
Once upstairs he toured the property’s bedrooms, admitting that the owner might be resigned to having a single bed, and bathroom. David was however “pleasantly surprised” by the size of the bedrooms. It was there he discovered that the house felt wider than he first thought.

He said: “The rooms are actually decent sized. I was pleasantly surprised. I thought I could touch both sides but when I did this in a clip, it made me look tiny, which made me realise maybe I am tiny and a tiny house is suited for me.”
David concluded that he found the house “ace” and believes it would be ideal for a single person living alone. According to the estate agent, the property is however a leasehold home, with an annual peppercorn ground rent of £1.50 a year.

Elsewhere David found a property he believed to be “even narrower” in Chatham, Kent. The property was listed online for £80,000 and was once again set to go to auction. The content creator believed it “looked roomy” inside but feared it would be “cramped” once furnished.
He also visited a home in Burnley that he described as a “classic terrace house,” a two-up, two-down. He felt the £20,000 home in Queensberry home felt “cute” when looking at the listing, admitting he “really likes” a traditional terraced property, although says they would be “awful” for people with larger families and pets. David added: “I’ve never seen a house that’s on for this cheap that’s in such a good state.”
He added: “This house from the outside seems so, so small. You come in and all of the rooms seem so spacious. A nice sized bathroom, only a tiny bit of black mould. This house would be really nice for a couple. You could do something really nice.”
