Plans have been announced for the speculative development of 93,900 sq ft of industrial, warehouse and R&D accommodation at Birmingham Business Park.

The development will be known as Diamond and will be delivered on a design-and-build basis, funded by global asset manager BlackRock Real Estate. Detailed planning consent has been granted for two units of 42,890 sq ft and 51,010 sq ft on a six-acre plot fronting Solihull Parkway.

Diamond is targeting EPC A and BREEAM Excellent ratings. Environmental features will include PV solar panels, EV charging infrastructure, rainwater harvesting and air source heat pumps.

Lysander Associates is the project manager on the scheme, with Blue Earth appointed as main contractor. Construction is already underway, and practical completion is scheduled for December 2026.

Diamond represents the first new development at Birmingham Business Park since the completion of the Granite scheme in 2020.

Kenny Allan, head of industrial at commercial property agents KWB, said: “Birmingham Business Park is the most established out-of-town business park in the Midlands. With immediate access to the motorway network, proximity to Birmingham Airport and HS2 connectivity on the horizon, Diamond occupies a highly prominent position, offering unrivalled logistics and accessibility.

“The units have been designed to the highest standards, so we expect they will appeal to a wide range of occupiers, from high-end manufacturing through to companies seeking headquarters-style facilities.”

Birmingham Business Park is a 148-acre business destination located just 2.5 miles from Birmingham Airport and Birmingham International rail station, and within close proximity to Jct 6 of the M42 and Jct 4 of the M6.
