New property investment venture Fortix Capital has officially launched following the acquisition of a multimillion-pound residential portfolio at Brindley House in central Birmingham.

The newly established joint venture between Watson’s Property and SecureHome has completed the purchase of 26 apartments in the 182-unit Brindley House development in Birmingham’s Jewellery Quarter.

The deal marks the first acquisition for Fortix Capital, which has also confirmed a further four office and retail assets are currently under offer as it builds momentum across multiple sectors.

Fortix Capital combines more than five decades of principal property experience between its founding partners and follows the completion of over 40 transactions involving more than £80m of residential assets.

It has been established by Alex Watson and Paul Watson of Watson’s Property alongside James Ackrill and Carina Ackrill of SecureHome.

The four founders have worked together on property projects for more than 15 years, with the new venture bringing those collaborations under a single investment platform.

Positioned as an operator-led investor, Fortix Capital is focused on identifying value in counter-cyclical and underutilised assets across the UK property market, including opportunities involving distressed sales, administrators and receivers.

The company’s investment strategy spans residential, commercial and industrial sectors, with the flexibility to target a broad range of asset classes depending on market conditions and opportunity.

James Ackrill, co-founder of Fortix Capital, said: “There is no shortage of capital in the property market, but there is a shortage of experienced investors who can actually run assets through their full lifecycle. Fortix Capital is built to do both, and that is what allows us to take on situations and asset classes that purely financial buyers cannot.”

The Brindley House portfolio comprises 26 two-bedroom apartments which are set to undergo a full refurbishment programme before being repositioned within the rental market. The first units are expected to be released for rent within the next six weeks.

Fortix Capital said it is continuing to assess further acquisition opportunities nationwide, with a focus on assets where active management and operational expertise can drive long-term value creation.
