The developer’s director say the project will be “crucial” in addressing the area’s housing needs

Almost 100 new homes will be built on several pieces of land in a Liverpool suburb. South Liverpool Homes (SLH) are behind the scheme.
A release on its website states it will be a “major redevelopment project in the heart of Speke, which will regenerate dormant sites in and around South Parade, Conleach Road, Conleach Crescent, Dam Wood Road, and Ganworth Road.” Some of this land has been empty since at least 2009 according to images on Google Street View.
Included in this area is the former site of the Speke Royal British Legion Victory Club. The venue closed in 2017 and was later demolished.
In total, the development will consist of 92 homes, with a mix of two, three and four-bedroom houses, bungalows and apartments. All homes will be built to achieve EPC A efficiency standards, with solar PV panels, electric heating and electric vehicle charging points.
There will be eight one-bedroom apartments, 27 purpose-built one and two-bedroom apartments for older people, six two-bedroom bungalows, 27 two-bedroom houses, 22 three-bedroom houses and two four-bedroom houses.
A total of 27 homes will be available at for social rent, with 28 at affordable rent, 17 with rent to buy and 20 with shared ownership. Social rent is usually about 50% of market rent and is usually only available through registered social landlords.

Affordable rent is usually around 80% of market rent. Both social and affordable rents are regulated by the Regulator of Social Housing. Market rent is the average rent of a home of a particular type in a particular area.
SLH says that an open green area will be at “the heart of the development” for “new and existing residents of Speke to enjoy”.
Construction work on the project started in early 2025. It is hoped the first homes will be built by the summer of 2026, with the project fully finished by spring 2027.
Adam Smith, director of development at South Liverpool Homes, said: “The mixed tenure of homes in South Parade will play a crucial role in addressing the diverse housing needs of the area.
“Whether it’s families looking for spacious houses, people seeking affordable apartments, or those interested in taking a first step into home ownership, the redevelopment really does offer something for everyone.

“To address the shortage of adaptable and accessible homes, 14 homes will be wheelchair-accessible and the inclusion of bungalows will help address the needs of the growing older population in the area.”
SLH says it has just significantly increased the size of its new development programme to address the growing need for affordable housing. The housing association plans to build 780 new homes by 2032, spanning across the South Liverpool area.
Adam added: “The substantial increase in our new development programme reflects our commitment to providing a range of good-quality, affordable housing in the area as well as helping to meet the government’s 1.5m new homes target.
“We are keen to explore new opportunities throughout Speke, Garston and the wider south Liverpool area, contributing to the economic growth of our communities.”
