Buckingham Palace is the traditional home of the British royal family, though modern royals actually reside in other historic properties.

King Charles III accumulated a vast real estate portfolio when he ascended to the throne in September 2022, following the death of his late mother, Queen Elizabeth II. His choice of primary residence bucked royal traditions, as Charles and his wife, Queen Camilla, made Clarence House their home rather than live full time at Buckingham Palace.

The king’s two sons — Prince William and Prince Harry — made their own eyebrow-raising decisions about their family’s official homes in the past several years. As part of his decision to step down from his royal duties, Harry and his wife, Meghan Markle, moved their family out of the U.K. entirely in 2020.

William and his wife, Princess Kate Middleton, announced plans in August 2025 to leave their own residence at Adelaide Cottage later in the year.

King Charles III and Queen Camilla

The monarchs’ real estate portfolio includes dozens of historic properties, including Buckingham Palace. King Charles was actually born inside the palace in November 1948, after the royal family converted a guest room into a makeshift operating room.

Originally built in 1703, Buckingham Palace functions as the administration headquarters for the entire royal family. The property is built on a 830,000-square-foot lot and houses 775 rooms, including 52 royal guest rooms as well as 19 state rooms.

Charles and Camilla’s current residence is Clarence House, located adjacent to St. James Palace on the ceremonial roadway known as The Mall in London. Clarence House was originally built in the 1820s, with Charles living there since the death of his grandmother, The Queen Mother, in 2003. According to Hello Magazine, the palace’s annual Sovereign Grant report specified that Charles and Camilla plan to continue living at Clarence House until at least 2027.

Another of the notable properties owned by the monarch is Windsor Castle, which nearly burned down in a November 1992 fire. Queen Victoria‘s Private Chapel was among the 115 rooms destroyed before firefighters finally put out the blaze after 15 hours.

The king and queen have numerous vacation properties, including Dumfries House in Ayrshire, Scotland, Balmoral Castle in Aberdeenshire, Scotland, and Sandringham Estate in Norfolk. A new property was added to King Charles’ portfolio in May 2025 when he purchased The Old Mill in Wiltshire, which neighbors Camilla’s family home, Ray Mill House.

Prince William and Kate Middleton

The Prince and Princess of Wales’s official residence is ​​Apartment 1A at Kensington Palace, which has been owned by the royal family since the 17th century. William and Kate technically share the 830,000-square-foot palace with several other royals, including Queen Elizabeth II’s first cousin Prince Richard, Duke of Gloucester, and his wife, Birgitte, plus William’s cousin Princess Eugenie and her husband, Jack Brooksbank, among others.

Kensington Palace — which was the birthplace of Queen Victoria — is appropriately lavish with 52 royal bedrooms, 78 bathrooms, multiple stately gardens and 188 staff bedrooms. Yet, William and his wife announced in August 2025 that they will be moving out of Kensington Palace and their primary residence, Adelaide Cottage.

“The Wales family will move house later this year,” a royal spokesperson confirmed to Us Weekly.

The couple and their three children had been primarily living in Adelaide Cottage in Windsor for several years, but planned to move to Windsor Great Park’s Forest Lodge estate by the end of 2025. According to royal expert Rebecca English, William will keep Forest Lodge as his residence once he eventually becomes king.

A source revealed to Us Weekly that “a new house marks a new era for the family,” following Kate announcing her remission from cancer in January 2025.

“The decision to move into this new home is a significant one that signals independence, though it is not entirely surprising,” the insider told Us in August 2025.

William and Kate’s other residences include Anmer Hall in Norfolk and the Tam-Na-Ghar estate at Balmoral Castle.

Prince Harry and Meghan Markle

During a brief period where the Duke and Duchess of Sussex lived in the U.K., they made their home at Frogmore Cottage. Coincidentally, Frogmore is located in Windsor Great Park, which is the same area where William and Kate plan to move in 2025.

Harry and Meghan left the U.K. with their children in 2020 and initially settled in Canada at the mansion Mille Fleurs, located within Vancouver Island’s ritzy North Saanich community. The Sussexes never actually owned the 10,000-square-foot home, instead they reportedly rented it from a Russian oligarch.

The move to Canada was only temporary due to security concerns. Harry and Meghan’s friend Tyler Perry offered for them to stay at his Beverly Hills home until they could find their own place.

The Sussexes eventually settled on a $14.65 million, Mediterranean-style estate in Montecito, California, in July 2020. The 18,671-square-foot mansion includes nine bedrooms, 16 bathrooms, a teahouse and a pool.

The couple followed up their California move by purchasing a vacation home on the Iberian coast of Portugal for $8.4 million in 2024, according to The Mirror. Their getaway estate is close to Harry’s cousin Princess Eugenie’s own property at the exclusive CostaTerra Golf and Ocean Club.

Princess Anne

King Charles’ younger sister, Princess Anne, lives at Gatcombe Park in Gloucestershire, England, located between the quaint villages of Minchinhampton and Avening. Gatcombe Park was constructed in the 1770s, but underwent a substantial restructuring when it was owned by economist David Ricardo in the 1820s.

Queen Elizabeth II purchased the property for Princess Anne and her then-husband, Mark Phillips, in 1976. (Anne and Mark divorced in 1992.) Anne’s daughter Zara Tindall, her husband, Mike Tindall, and their three children live on the grounds of Gatcombe Park at Aston Farm.

During a 2014 appearance on the BBC’s Countryfile, Anne spoke about the pleasures of running a working farm on the property.

“It’s really nice to come back and just be yourself in an area like this,” she said at the time. “Being able to take on a place like this — for me, I’ve got to make it work. This is not something that comes free, this has got to pay its way, otherwise I can’t stay here.”

Prince Andrew

The Duke of York and his family moved into Royal Lodge in Windsor Great Park in Berkshire in 2004 following the death of the previous occupant, Andrew’s grandmother, The Queen Mother. According to reports, Andrew was granted a 75-year lease on the property when he moved in.

Andrew’s ex-wife, Sarah Ferguson, the Duchess of York, still lives at Royal Lodge despite their 1996 divorce.

Royal Lodge’s grounds have been the site of several homes since the 17th century, before they were significantly expanded for the future King George VI in the 1930s.

Prince Edward

Bagshot Park, which is located just south of Windsor, was leased to the Duke of Edinburgh for a period of 50 years in 1998. The historic home is famed for its red brick and stone facades, as well as meticulously landscaped gardens.

The Tudor-style mansion was constructed in 1879 for Queen Victoria’s son Prince Arthur, Duke of Connaught. An extensive expansion process began in the late 19th century to add extensions to the side and rear of the property.

Princess Eugenie

Eugenie and her family live at Ivy Cottage, located on the grounds of Kensington Palace. Though the home was originally built to house the royal family’s servants, it was given a full makeover well before Eugenie moved in in 2018.
