The Office for National Statistics and HM Land Registry looked at the average price of homes sold in the year up to March 2024 to March 2025, and the results highlight just how much the market varies from one neighbourhood to another.

At the top of the scale, Longlands and Halfway came out as the priciest area, with the median home costing £551,500.

Just behind it was Bexley Village, where the average home sold for £525,000, followed by Danson Park at £510,000. Several other areas including Bostall, Bursted Wood and Albany Park also came in above the £480,000 mark.

At the other end of the market, Erith West was found to be the cheapest place to buy in Bexley, with a typical property costing £324,000.

Close by, Erith East had an average of £327,500, while Slade Green and Crayford Marshes recorded £330,000.

Belvedere and Lessness Heath, as well as Lesney Farm and Colyers East, also fell into the cheapest bracket.

The difference between the most expensive neighbourhood, Longlands and Halfway, and the cheapest, Erith West, is more than £227,000 – a gap that shows how sharply house prices can vary across the borough.

The figures cover all property types, though separate data is available for detached, semi-detached, terraced homes and flats.
