The most sought-after postcodes across Manchester have now been revealed, showing where house prices have climbed the most over the last year. With house prices on the rise across Greater Manchester, now could be the perfect time to sell a home.
Property experts have spotted a 53 percent surge in searches for ‘new homes for sale Manchester’ in just the last three months. Using the latest data from the Land Registry, a mortgage expert has uncovered the top areas in the borough where house prices have increased the most in 2025.
M40, covering Ancoats and Miles Platting, is the postcode area with the biggest increases in house prices over the last year, whilst Didsbury, Fallowfield and Levenshulme have also made the list.
“Right now, Manchester’s housing market is in a really interesting position. We’re seeing steady growth across many of the M postcodes nearer the centre of the city, with house prices edging upwards rather than skyrocketing. And this is actually a sign of a healthier, more sustainable market,” says Daniel Bell, founder and mortgage expert at Bell Financial Solutions.
“For buyers, it’s a great time to take advantage of slightly calmer conditions, especially with mortgage rates easing and more choice on the market. For sellers, realistic pricing and a strong location still attract significant interest. Most importantly, demand hasn’t gone away.
“Manchester remains one of the most exciting property markets in the UK, and those looking to move or invest now could benefit from getting ahead of the next growth cycle.”

Houses in M40 were priced at £215,222 over the last year, which has risen by 40.4 percent – the largest increase in Manchester.
M16 – Whalley Range and Old Trafford
House prices in M16 were at an average of £342,661 over the last year, which has gone up by 24 percent.
M11 – Clayton, Bedwick and Openshaw
House prices in M11 have gone up by 16.3 percent with an overall average of £396,755 over the last year.
M1 – Ardwick
House prices in M1 were £246,073 over the last year, which has gone up by 10.8 percent.
M20 – Didsbury and Withington
Houses in M20 were priced at an average of £410,307 over the last year, having risen by 10.5 percent.
M14 – Fallowfield and Rusholme
House prices in M14 have climbed by 10.4 percent over the last year, with an overall average of £244,752.
M40 – Newton Heath
House prices in M40 were priced at an average of £215,222 over the last year after rising by 9.2 percent.
M22 – Northenden
House prices in M22 have gone up by 8.8 percent over the last year, with an overall average of £255,756.
M19 – Levenshulme
House prices in M19 were at an average of £292,403 over the last year after going up by 8.7 percent.
M8 – Cheetham Hill and Crumpsall
House prices have also climbed in M8 by a 8.2 percent, and now were at an average of £202,003 over the last year.
