Altrincham based McGoff Group was delighted to see the first residents move into their new homes at the recently completed development on Warwick Road South, Old Trafford, for Southway Housing Trust.

The 62,000 square foot development was granted planning consent by Trafford Council in June 2023 after a joint submission by Victor (Old Trafford) Ltd – a joint venture between Victor at MC Construction, and the McGoff Group – together with Southway Housing Trust.

The McGoff Group utilised its full suite of expertise to deliver this fantastic £18.2m scheme, designed by architects Corstorphine & Wright, from early development management in close partnership with Victor, to comprehensive first-class project delivery.

McGoff Construction were appointed as Principal Contractor, with specialist supply chain partner Panacea providing the offsite lightweight steel frame solution and Edencroft Building Services, McGoff’s in-house specialist electrical installation contractor, playing a critical role in the project’s inclusive delivery approach.

Panacea’s lightweight steel frame solution was instrumental in enhancing project efficiency and sustainability through rapid off-site fabrication, design flexibility, and substantial waste reduction – a concept which the Group showcased to a number of key stakeholders, including Trafford Council, during their ‘true sustainable buildings’ site tour last year.

McGoff Construction Services Group MD; Dean Johnston commented:
“The truly collaborative approach taken by the Group enabled us to deliver this landmark scheme comprising one five-storey and two four-storey apartment blocks ahead of programme in just under 100 weeks with a 100% safety record and to the highest quality standards. We very much look forward to working with Southway again who have been an excellent client to work alongside.”

Director at the McGoff Group, Chris McGoff, commented:
“We are delighted to deliver this sustainable development of high-quality affordable homes ahead of schedule and look forward to handing it over to Southway Housing Trust for the benefit of residents in Trafford.”

Mike Purcell, Development Director, Victor added:
“We purchased this site for its sustainable location credentials, lying on brownfield land next to Old Trafford Metrolink station, just outside of the Civic Quarter regeneration zone. It was an ideal spot to revitalise and add true value to the wider area. To see these fully affordable, high-quality homes, which have been built by our JV partners at McGoff Group, has realised this ambition in full.”

Jonathan Turner, Assistant Director of Development at Southway Housing Trust said:
“We’re proud to celebrate our wonderful new homes in Trafford which help people buy or rent more affordably. The development features our first homes available for rent in the borough. There is a big demand for these homes, and we’re pleased to be working with Trafford Council to help families move out of unsuitable temporary housing into some of these homes. The scheme is a great success thanks the hard work of McGoffs, Victor and all the partners.”

The Warwick Road South, Old Trafford, scheme provides 100% affordable, high-quality, energy-efficient apartments near essential transport links and community amenities. The 80 homes are one and two-bed apartments split across three buildings. Southway Housing Trust manages 57 of the homes which are available for affordable rent. The other homes are available for shared ownership to help people onto the housing ladder and are managed by Gecko Homes, part of Southway Housing Trust.
