{"id":1002980,"date":"2026-06-03T16:13:29","date_gmt":"2026-06-03T16:13:29","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/1002980\/"},"modified":"2026-06-03T16:13:29","modified_gmt":"2026-06-03T16:13:29","slug":"hodder-partners-lodges-plans-for-38-storey-student-tower-in-manchester","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/1002980\/","title":{"rendered":"Hodder + Partners lodges plans for 38-storey student tower in Manchester"},"content":{"rendered":"<p>The Manchester practice submitted the plans last month on behalf of RG Real Estate, ID Manchester and the University of Manchester for 1,041 student beds on the site of Charles Street car park between the city\u2019s Piccadilly and Oxford Road stations.<\/p>\n<p>Hodder + Partners\u2019 designs feature three interconnected blocks reaching 8, 10 and 38 storeys, all containing student accommodation. The scheme also includes ground-floor amenities and commercial uses.<\/p>\n<p>In planning documents, the practice says the development will provide 720 cluster bedrooms, accounting for 69 per cent of the beds, plus 321 studio bedrooms, making up the remaining 31 per cent.<\/p>\n<p>The project also includes\u00a0 612m\u00b2 of commercial area (GIA) and 1,519m\u00b2 of amenity space (NIA) \u2013 equivalent to 1.46m\u00b2 per resident.<\/p>\n<p>The scheme will sit on plot H of Allies and Morrison\u2019s \u00a31.7 billion masterplan for the Sister innovation district for the University of Manchester and Bruntwood SciTech, which was first <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/allies-and-morrison-unveils-masterplan-for-1-7bn-manchester-distric\" rel=\"nofollow noopener\" target=\"_blank\">unveiled in 2023.<\/a><\/p>\n<p>Allies and Morrison\u2019s 15-year-long strategic regeneration framework features 1,500 new homes and more than 240,000m2\u00a0of commercial workspace, as well as green space.<\/p>\n<p>In December, Manchester City Council approved Allies and Morrison\u2019s designs for a pair of linked commercial buildings on plot C of the masterplan \u2013 the first phase to be submitted for planning.<\/p>\n<p>RG Real Estate development director Darren Simmons said: \u2018Following an extensive design development process, led by our architects Hodder + Partners, we have submitted a planning application to transform this underutilised site.<\/p>\n<p>\u2018The thoughtful design will deliver high-quality student accommodation alongside more than one acre [0.4ha] of new public realm and active ground-floor spaces for local residents to enjoy, all located on the doorstep of key transport links and the city\u2019s major universities.<\/p>\n<p>\u2018Our scheme will support the reactivation of Altrincham Street as part of the wider Sister masterplan, and form the gateway to a thriving new city centre neighbourhood.\u2019<\/p>\n<p>A planning decision is expected later this year.<\/p>\n","protected":false},"excerpt":{"rendered":"The Manchester practice submitted the plans last month on behalf of RG Real Estate, ID Manchester and the&hellip;\n","protected":false},"author":2,"featured_media":1002981,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":"","_share_on_mastodon":"0"},"categories":[8813],"tags":[242135,748,393,4884,274998,2465,71915,16,15],"class_list":["post-1002980","post","type-post","status-publish","format-standard","has-post-thumbnail","category-manchester","tag-allies-and-morrison","tag-britain","tag-england","tag-great-britain","tag-hodder-partners","tag-manchester","tag-student-housing","tag-uk","tag-united-kingdom"],"share_on_mastodon":{"url":"https:\/\/pubeurope.com\/@uk\/116687064784678140","error":""},"_links":{"self":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts\/1002980","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/comments?post=1002980"}],"version-history":[{"count":0,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts\/1002980\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/media\/1002981"}],"wp:attachment":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/media?parent=1002980"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/categories?post=1002980"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/tags?post=1002980"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
