{"id":1006840,"date":"2026-06-05T10:33:28","date_gmt":"2026-06-05T10:33:28","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/1006840\/"},"modified":"2026-06-05T10:33:28","modified_gmt":"2026-06-05T10:33:28","slug":"london-house-prices-fall-as-bank-of-england-rate-hikes-loom-over-mortgage-market","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/1006840\/","title":{"rendered":"London house prices fall as Bank of England rate hikes loom over mortgage market\u00a0"},"content":{"rendered":"<p>\t\t\tFriday 05 June 2026 11:22 am<br \/>\n\t\t\t\t\t\u00a0|\u00a0\u00a0Updated:\u00a0<\/p>\n<p>\t\t\tFriday 05 June 2026 11:23 am\n\t<\/p>\n<p><img width=\"742\" height=\"495\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/06\/UK-Housing-Prices-Rise-After-Months-Of-Pandemic-Related-Decline-1264522157.webp\" class=\"media \" alt=\"Housing delivery in London is in a major crisis\" fetchpriority=\"high\" loading=\"eager\" decoding=\"sync\"  \/>\t\tLondon house prices have shrunk this year\t<\/p>\n<p class=\"wp-block-paragraph\">Fresh insight into the UK\u2019s lacklustre housing market revealed price declines for London and the South East on Friday, while the overall national rate of increase halved for May<\/p>\n<p class=\"wp-block-paragraph\">The closely-watched Halifax House Price Index was released with mortgage holders and would-be home buyers eyeing interest rate rises from the Bank of England (BOE).\u00a0<\/p>\n<p class=\"wp-block-paragraph\">The turn-around from previous expectations of further cuts from the BOE came amid rising inflation, stoked by higher energy prices following Israel and the US\u2019s war on Iran.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">Amanda Bryden, Head of Mortgages, at Halifax, said: \u201cProperty price trends continue to reflect the uncertainty linked to developments in the Middle East.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">\u201cDespite recent cuts to<a href=\"https:\/\/www.cityam.com\/house-prices-fall-again-as-property-market-deteriorates\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\"> mortgage rates<\/a>, higher inflation expectations have kept borrowing costs above the level seen at the start of the year, continuing to stretch affordability for many buyers and temper demand.\u201d<\/p>\n<p class=\"wp-block-paragraph\">The influential index showed that the average home in the capital cost \u00a3534,375 in the month, down 1.5 per cent year-on-year. In the South East region, it was \u00a3382,704, down 2.1 per cent.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">Nationally, the average price rose by 0.5 per cent, to \u00a3298,806. In May last year, it rose 1 per cent.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">And City experts have warned that a BOE rate rise cannot be ruled out for the summer.\u00a0<\/p>\n<p><strong>Borrowing costs<\/strong><\/p>\n<p class=\"wp-block-paragraph\">The current base cost of borrowing is 3.75 per cent. The <a href=\"https:\/\/www.cityam.com\/house-prices-to-fall-by-two-per-cent\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">rate of consumer price<\/a> inflation is 2.8 per cent, above the BOE\u2019s official 2 per cent target and is widely expected to rise further as the energy shock ripples into the data.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">The longer the Middle East conflict constrains global energy supplies, the bigger the upward effect on inflation will be. Off the southern shores of Iran, the Strait of Hormuz remains, in effect, closed. The\u00a0\u00a0route is usually used by around a fifth of the world\u2019s daily flow of seaborne oil and liquified natural gas.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">Rate-setting policy makers will next meet at the BOE on 18 June. The Monetary Policy Committee is expected to keep rates on hold then. But according to analysis from City bank ING, there could be upward action a month later.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">\u201cA hike\u00a0in July is possible if energy flows through the Strait of Hormuz don\u2019t materially \u2013 and durably \u2013 improve over the next 10 weeks\u201d, said James Smith, developed markets economist.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">Any such move would increase the cost of mortgages and home loans which track the bank rate. The house market is highly sensitive not just to the decision made at the BOE, but also the perceived directions of monetary policy.\u00a0<\/p>\n<p>\t\t\t\t\tRead more<\/p>\n<p>\t\t\t<a class=\"read-more__link\" href=\"https:\/\/www.cityam.com\/rightmove-mortgage-house-prices-inflation\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Rightmove reveals fixed-rate mortgages back over 5 per cent as house prices slip again<\/a><\/p>\n<p class=\"wp-block-paragraph\">And so the geopolitical tensions are showing up in the house market, just when it would usually experience a\u00a0\u00a0boost around spring and early summer.<\/p>\n<p class=\"wp-block-paragraph\">Tom Bill, head of UK residential research at estate agent Knight Frank, said: \u201cThe seasonal spring bounce in the property market has fallen flat this year. Prices and transaction volumes have been squeezed by higher mortgage rates due to the Middle East conflict.\u201d<\/p>\n<p class=\"wp-block-paragraph\">Nathan Emerson, the chief executive of Propertymark, the professional body for UK estate agents, agreed:\u00a0<\/p>\n<p class=\"wp-block-paragraph\">\u201cMany households are continuing to adjust to higher mortgage repayments and wider cost-of-living concerns.<\/p>\n<p class=\"wp-block-paragraph\">\u201cAlthough demand has moderated, the market remains active, where sellers are willing to align pricing with local conditions. Buyers are becoming more selective, and professional guidance is increasingly important in helping transactions progress smoothly.\u201d\u00a0<\/p>\n<p>Hinging on the Bank of England <\/p>\n<p class=\"wp-block-paragraph\">What lies ahead for the market will depend on the BOE.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">June\u2019s meeting will feed into expectations for any summer hike. It will reveal if more of the nine MPC rate-setters vote for a rise this time around.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">The last vote was eight-to-one in favour of no action. Huw Pill, the BOE\u2019s chief economist, was the dissenter, advocating a quarter-point rise to 4 per cent.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">ING\u2019s Smith will be watching for a rise in the number of dissenters this month, to shape expectations for July. He identified Megan Greene and\u00a0\u00a0Catherine Mann as potential voters for a hike, but he said \u201cGovernor Andrew Bailey appears much less convinced\u201d.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">And he pointed out that: \u201cUltimately, central banks must weigh not just the supply chain disruption seen so far, but the risk that disruption persists through the summer and beyond.
