Residents are holding a meeting after a major landlord announced it is selling off hundreds of plots of land in Birmingham<\/a>.<\/p>\n

The Calthorpe Estate is to start auctioning off residential land – including roads and green spaces – in Edgbaston<\/a> on July 9, following a review of their residential holdings.<\/p>\n

They said they will reinvest all sale proceedings back into refurbishing buildings but the news and speed of the sale has ‘left a very sour taste in residents’ mouths’, according to local councillors.<\/p>\n

The Calthorpe Residents Society, which has represented the interests of householders for half a century, was left stunned by the decision and has convened a meeting on Thursday evening (July 2).<\/p>\n

A statement read: “The society recognises that Calthorpe Estate are giving its residents almost no information about its plans to sell off 200 of its freehold holdings over the next few years beginning next week.<\/p>\n

“The proposed sales include the roads on which many of the residents live and the amenity spaces used by the community for leisure and recreation.<\/p>\n

“The Society\u2019s meeting on Thursday follows a well-attended meeting held last week and is intended to ensure residents are properly informed about the immediate sales, the actions being taken by residents and the Society, and the options available to those who may wish to purchase their roads or blocks of flats or who wish to oppose future development of the Estate\u2019s green spaces.”<\/p>\n

What residents say<\/p>\n

Colin Morley from the CRA said: “I quite simply feel very annoyed that Calthorpe Estate in their literature and marketing talk about \u2018attractive open spaces\u2019 and \u2018working with communities and stakeholders\u2019 when they have shown over the last month that they don\u2019t care about communities and certainly have no qualms in selling one of the largest open community spaces on the estate for development.<\/p>\n

“I find it quite difficult to believe that they think that they are giving the residents a fair chance of purchasing the lots by providing them with little information of what and when lots will be sold and even then giving them a month\u2019s notice of the sale.<\/p>\n

“As someone who has purchased land at auction previously and who has worked in finance and accountancy all my career I think it must be clear to Calthorpe Estate that their approach is not giving the residents a fair chance to purchase the lots.\u2019<\/p>\n

What Calthorpe Estate say<\/p>\n

The Calthorpe Estate said: “Recent legislative changes relating to freehold land and residential buildings prompted a review of land ownership in primarily residential areas of the estate in the early part of 2026.<\/p>\n

“After careful consideration and ongoing conversations with residents, certain areas will be sold over the next few years, and all sale proceeds will be reinvested into building refurbishments across Edgbaston.<\/p>\n

“Before any agent advertising occurred, the chair of the Calthorpe Residents Society, the local ward councillors and local MP were all contacted to explain the proposals and reasons behind it.<\/p>\n

“Meetings have been held with these representatives and letters were sent to residents living near any land that will be sold in the first public auction.<\/p>\n

“We have had positive engagement with multiple residents expressing interest in purchasing pieces of land near their homes and we expect that many residents will buy them.<\/p>\n

“Residents now have an opportunity to purchase land that was previously not available to them.”<\/p>\n
