Work on turning the first of three huge industrial sites in the heart of east Bristol into a new suburb with thousands of new homes is set to start this summer, and the first residents could be moving in as early as next year, after council planners gave the final go-ahead.<\/p>\n

Developer Dandara has been granted permission by council officers for the last details of a plan to build 252 new homes on the site of the former Graphics Packaging International (GPI) factory, which forms part of the large industrial area between Fishponds and Hillfields in east Bristol.<\/p>\n

Councillors initially gave permission in principle for the site to be redeveloped back in December 2024, but left the finer details of the creation of the new homes to council officers.<\/p>\n

GPI sold their factory site in 2023 and moved to Yate<\/a> in South Gloucestershire<\/a>, and now Dandara\u2019s plan for 252 new homes is the first of a big regeneration project called Atlas Place, to get the go-ahead.<\/p>\n

Councillors are yet to decide on a separate planning application for the industrial estate to the north of Filwood Road, called Verona House and Filwood House. Developers there have submitted an outline plan for 380 new homes.<\/p>\n

And a bigger plan for the land to the west of Goodneston Road, which could see as many as 1,600 homes being built, is yet to be formally submitted to City Hall.<\/p>\n

Developers and council chiefs hope seeing building on the GPI site will kickstart the wider regeneration of the industrial area between Fishponds and Hillfields, which could also bring other investment into the area.<\/p>\n

But the regeneration is controversial. NHS<\/a> bosses in the city have told city councillors they need millions of pounds of developer contributions<\/a> to services to fund more GP surgeries and health centres in Fishponds and Hillfields to cope with the growing population.<\/p>\n

The council has agreed with Dandara that the developers have to pay around \u00a3430,000 towards local highway and public transport improvements.<\/p>\n

And local residents living around east Bristol have formed a campaign to call for the council to insist <\/a>upon more affordable housing to be included in the three plans.<\/p>\n

The Dandara development on the GPI site was given planning permission with 22 per cent affordable homes – around 55 homes of the 252.<\/p>\n

Developers said this was the start of creating a \u2018vibrant new residential neighbourhood\u2019. \u201cAt the heart of the development will be landscaped green public open spaces and play areas,\u201d said a spokesperson for Dandara.<\/p>\n

\u201cMore than 150 new trees will be planted across the development, creating attractive green spaces and play areas for residents and the wider community. A new orbital cycle route running through the centre of the scheme will improve connectivity and provide direct links to the wider cycling and walking network, including the Bristol and Bath<\/a> Railway Path,\u201d she added.<\/p>\n

Dandara said work \u2018is expected to begin this summer\u2019, with the first homes \u2018ready for occupation in 2027\u2019.<\/p>\n

Dandara\u2019s head of land is William Bishop. \u201cWe have worked very closely with Bristol City Council<\/a>, stakeholders and the wider project team, throughout the planning process to ensure we are delivering a development which will significantly enhance the Fishponds area, bringing benefits not just to our new residents but the local community,\u201d he said.<\/p>\n

\u201cThis development will appeal to a diverse range of buyers while making a meaningful contribution to tackling the housing shortage in the city,\u201d he added.<\/p>\n

He said that the developers will try to make the homes as environmentally-friendly as possible, with air source heat pumps and enhanced energy performance standards. All the materials from the former factory have been recycled, with some of it used on site as part of the new development.<\/p>\n

\u201cSites of this scale in the heart of Bristol are rarely available and require significant work to unlock,\u201d said Mr Bishop. \u201cThe city\u2019s complex planning and technical environment underlines why regeneration done well really matters.<\/p>\n
