{"id":1073811,"date":"2026-07-07T09:23:26","date_gmt":"2026-07-07T09:23:26","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/1073811\/"},"modified":"2026-07-07T09:23:26","modified_gmt":"2026-07-07T09:23:26","slug":"epr-submits-plans-for-23-storey-hotel-near-southwark-tube-station","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/1073811\/","title":{"rendered":"EPR submits plans for 23-storey hotel near Southwark tube station"},"content":{"rendered":"<p>The Lambeth-based <a href=\"https:\/\/www.architectsjournal.co.uk\/aj100-data-and-profiles\" rel=\"nofollow noopener\" target=\"_blank\">AJ100<\/a> practice said its proposals for <a href=\"https:\/\/southlondon.co.uk\/wp-content\/uploads\/2026\/04\/london-borough-of-southwark-202-203-208-blackfriars-road-planning-application.pdf\" rel=\"nofollow noopener\" target=\"_blank\">202-208 Blackfriars Road<\/a> would optimise the site\u2019s capacity and \u2018contribute positively to townscape quality\u2019.<\/p>\n<p>Last December, AHMM received fresh approval for a 15-storey <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/ahmm-student-flats-over-southwark-station-approved-again-after-listing\" rel=\"nofollow noopener\" target=\"_blank\">student accommodation<\/a> scheme above the tube station itself following the station\u2019s Grade II listing.<\/p>\n<p>EPR\u2019s scheme, for developer Citygrove and aparthotel provider Staycity Group, involves demolishing \u2018underutilised\u2019 mid-rise office buildings on the plot.<\/p>\n<p>EPR\u2019s 85m-high replacement would include up to 300 hotel rooms along with more than 300m\u00b2 of other uses, some of it at ground level and accessible to the public.<\/p>\n<p>In planning documents, the practice said the development was \u2018conceived as a vibrant, lifestyle-led destination, combining the comfort of home with the service of a hotel\u2019 with \u2018generous well-designed studios and suites\u2019 which would be backed by shared spaces including a caf\u00e9 and lounge open to the public.<\/p>\n<p>The height and massing of the hotel have evolved through a detailed pre-application process with Southwark Council.
