It’s not a ‘vanity project’.<\/p>\n

Instead, sources at Manchester United<\/a> have described it as \u2018the biggest sports-led regeneration scheme since London 2012′. One which transform both the future of the world’s famous football team, and one corner of Trafford<\/a> forever.<\/p>\n

A proposed move to a new 100,000 seater stadium would mark one of the biggest milestones in the storied history of the Red Devils. Bosses first announced their intention to move to a brand new purpose-built stadium, which would become the biggest sporting arena in the country, last Spring.<\/p>\n

Today (July 9), they have unveiled ambitious plans and a proposed location for a new Theatre of Dreams. Calling it ‘a sanity project’<\/a>, the club outlined its intention to build it on recently acquired land just 350 metres away from their current home<\/a>, where they have played since 1910.<\/p>\n

Whilst many match-going fans fear the aura and magic of Old Trafford could be lost, council chiefs say it represents \u2018one of the country\u2019s most important and highest profile regeneration opportunities.\u2019<\/p>\n

Today’s a draft strategic masterplan outlines a proposal which will make the stadium the \u2018centrepiece’, \u2018focal point\u2019 and \u2018catalyst\u2019 for a multi-billion pound regeneration of the wider Trafford area.<\/p>\n

At its heart, will be a \u2018world class\u2019 stadium United bosses have previously said they want to be a \u2018Wembley of the North\u2019, to be complemented by a \u2018surrounding high-quality leisure and entertainment district\u2019 which will serve as a \u2018major international visitor destination\u2019 and provide a \u2018significant\u2019 boost to the region\u2019s visitor economy.<\/p>\n

The proposals, which span the next 15 years and beyond, seek to create a \u2018cultural mile\u2019 which would connect the new stadium and the Imperial War Museum North (IWMN), The Lowry, and Old Trafford<\/a> cricket ground.<\/p>\n

Named Trafford Wharfside, abold vision for the 150 hectare area includes proposals for a \u2018procession route\u2019 approaching the new stadium modelled on Wembley Way, a huge new neighbouring park, a new road bridge, a potential new railway station and transport interchange and up to 15,000 new homes including new high-rise apartments and houses.<\/p>\n

Many elements, if they do eventually materialise, may not be delivered until well into the 2040s. However, the town hall says their long-term vision is to create a \u2018thriving\u2019 new neighbourhoods \u2018anchored by global institutions and industry\u2019 which would \u2018drive a new economic engine for Trafford.\u2019<\/p>\n

If fully delivered, economists have estimated the entire scheme could create 92,000 new jobs, around 48,000 of them local, and give a \u00a37.3 billion annual boost to the region\u2019s economy.<\/p>\n

United have confirmed they have moved away from plans to build the new stadium on the footprint of their current site. Instead they intend to build the \u2018generously scaled and well-connected\u2019 stadium, 350m to the north west of the current ground, on the north side of the Bridgewater Canal.<\/p>\n

They say they have acquitted the \u2018majority\u2019 of the land needed to build it from industrial space firm Indurent. This means they would be able to continue playing at their current home whilst the new stadium is built.<\/p>\n

Below, the Manchester Evenign News gives a full run-down of the finer points of today’s masterplan<\/strong><\/p>\n

‘Processional route’ modelled on Wembley Way could lead to new stadium<\/p>\n

The council masterplan includes plans for a tree-lined \u2018processional route\u2019 approaching the new stadium from the direction of the current ground, which will connect to Sir Matt Busby Way and provide a \u2018concentration of sport, commercial leisure and entertainment facilities and attractions\u2019 aimed at extending fans\u2019 \u2018dwell time\u2019 around the stadium.<\/p>\n

The route will be a \u2018cluster for bars, restaurants, entertainment and commercial leisure uses\u2019 and \u2018draws inspiration\u2019 from Olympic Way, better known as Wembley Way, that famously approaches the national stadium in London.<\/p>\n

There is also space earmarked for a \u2018fan zone\u2019 on the north bank of Bridgewater Canal and the stadium is expected to be \u2018encircled by commercial and leisure uses geared towards serving event and non-event day visitors.\u2019<\/p>\n

The current Old Trafford already, it is claimed, already attracts over 2.3 million visitors each year generating \u00a3358 million in visitor spending.<\/p>\n

Economic estimates provided to the council show that a new stadium could increase that number by 1.76 million, with over 710,000 (40 percent) of them being \u2018high-spending international visitors\u2019 who have \u2018nearly three times the economic impact of domestic visitors.\u2019<\/p>\n

There could also be up to 500 homes in the area immediately surrounding it, but the council says that there would likely be only mid-rise apartments nearer the stadium so as to not obstruct views of it.<\/p>\n

Whilst they say \u2018care must be taken\u2019 in any designs which are brought forward to \u2018ensure new residents are not unduly disturbed by noise and disruption.’<\/p>\n

Central Midfield<\/p>\n

The masterplan also includes proposals for a new three hectare park. Provisionally named \u2018Central Midfield\u2019 it is hoped it would become a \u2018direct visual and physical link\u2019 between the new stadium and Imperial War Museum.<\/p>\n

It is hoped it would become a pedestrian thoroughfare and \u2018play a central role in connecting all proposed new communities and clusters of activity as well as supporting wider journeys in all directions.\u2019<\/p>\n

Planning permission for the stadium and surrounding area is expected to be decided upon in the next five years and if granted, completed between 2031 and 2035.<\/p>\n

Initial estimates were that the stadium could cost \u00a32 billion,<\/a> and it has been confirmed no public money will be contributed to the stadium project.<\/p>\n

However, the masterplan has been compiled by a team of architects, engineers and consultants overseen by a group of senior officers from Trafford Council and the project director from the Old Trafford Mayoral Development Corporation (MDC).<\/p>\n

The MDC, which was formed in January this year and is by chaired by Lord Seb Coe, follows the successful Stockport<\/a> model which has attracted more than \u00a3600m in private investment.<\/p>\n

The future of the old Old Trafford<\/p>\n

The Trafford Wharfside masterplan document is coy on the future of United\u2019s current stadium. And Reds CEO Collette Roche, who is leading the stadium project for the club, said they had not yet made up their mind on the issue.<\/p>\n

\u201cWe just don’t know, and that is the genuine question,\u201d she said. \u201cI think today is part of the consultation, so, you know, the clue’s in the title. We can’t say we’re consulting and then say \u2018by the way, we’ve already decided\u2019, because we haven’t.<\/p>\n

\u201cFocus at the moment for me personally is around getting the new stadium built, making sure that the facilities around are in place, and the transport networks are in. And then I think everything else is phased.<\/p>\n

A new railway station, road bridge and up to 15,000 homes<\/p>\n

\u201cThen at that point we’ll then think, what should we do with this? Should we keep it? Should we knock it down? Should we redevelop it into something different? Should it become houses? I don’t know.\u201d<\/p>\n

She added they would have to \u2018work really closely\u2019 with the council as \u2018collectively we\u2019ve got to deliver the jobs, the homes, the businesses, and obviously we’re in prime position because we own so much of that land. \u2018<\/p>\n
